    Myself and my family would like to thank and recognize Maintenance man Jimmy M. on responding quickly to our help on a surprisingly cold night 04/16/2026 at approximately 12am midnight. My wife and I was in desperate need of maintenance assistance and Jimmy woke up, when it was not his night to be on call breaking his sleep and possibly his family's sleep as well, to come on out and help us and be our hero of the night. Maintenance man Jimmy has been working here at Mallory Square for over a year and he has been a consistent worker and has always taken pride in his work follows all policies and procedures and in the company he works. Jimmy is always keeping busy cleaning, maintaining the property and always being courteous to say hello and/or taking trash from the residents or the waste from walking our dogs and throwing it away for us. He's always willing to help any of us when needed and willing to get to know the residents in the community and even our pets. Jimmy to many is a leader, he enforces policies of the property with a smile, professionalism and kindness. Jimmy to this community leads in what he believes has to get done by applying his knowledge of his position and his experience to best serve this complex. This man has always showed that he cares about the residents and he is always willing to go the extra mile and be part of a team. Thank you Jimmy for thinking about us the people in this community and our families and pets and never turning down an opportunity to help someone in need. I believe he's a great valuable asset to Mallory Square and we would love to see him be more in Mallory Square and also to watch him unleash his potential he has inside him to make this place shine even more than what it already has. Mallory Square is a beautiful place to live in especially with a great management team that care about the property we call home. The office people are so kind and warming and very knowledgeable always putting their best foot forward. They have the best communication with residents than any company I have ever delt. We couldn't ask for a better management team. My wife and I have lived in several apartment complex and Mallory Square is the #1 Best in resident care support, customer service and property management all thanks to the property management team. I hope good people will give it a shot to move here at Mallory Square and be a positive contribution to our positive community.

    Jimmy the “do-it-all” groundskeeper/handyman is EXCELLENT. Incredibly intelligent in what needs to be done to fix any issue and is such a nice guy too. If you are worried about maintenance speed or duration of service, there is no need to worry if Jimmy is still there. An integral part of Mallory Square apartments.

    I’ve had a mixed experience living at Mallory Square Apartments. The complex itself is very nice, modern, and the amenities are great when they’re properly maintained. It definitely has the look and feel of a luxury community. However, management is a major concern. Communication and accountability seem to be lacking, especially when issues arise. One of the biggest problems is security. There are frequent trespassers using the pool and clubhouse areas, which makes residents feel unsafe. For a property marketed as “luxury,” there should really be full-time security actively monitoring and enforcing access. Additionally, with several schools nearby, there are often teenagers that come in groups who tailgate into the complex, and there have been incidents of theft. These concerns don’t seem to be addressed with the urgency they deserve. Overall, the property has a lot of potential and looks great on the surface, but the lack of strong management and proper security takes away from the experience. I would recommend future residents ask detailed questions about safety measures and management responsiveness before signing a lease.

    I recently renewed my lease and wanted to share how much the experience has improved under the new property management. The property itself has always been great but the new manager Ivy has truly elevated it. She is attentive, proactive, and clearly committed to creating a better living environment for residents. You can see the positive changes already—from improved communication to thoughtful updates around the property. It feels like things are finally moving in the right direction, and that makes a big difference. I’m happy with my decision to stay and look forward to seeing the continued improvements.

    Unfortunately, the management situation at this complex has become very frustrating. The main issue is the constant staff turnover and lack of consistency from management. During office hours, the leasing office is often locked with a sign saying staff will return at a certain time, but when that time comes, the sign is changed again and the office remains closed. It is very difficult to speak with anyone in person or get clear answers. I’ve sent multiple emails all of which no response. The new property manager does not seem to be fulfilling promises to improve the community. If anything, the community seems to be going downhill. The elevators and hallways have not been cleaned in months, and overall maintenance and upkeep do not seem to be a priority right now. It also seems that specials, promotions, and pricing are based more on who you speak with rather than the time you sign or renew. The most recent property manager “Ivy” has stated she has no control over specials, promotions, or leases. Everything must be approved by the owners. Which makes everything much more difficult. As a resident who recently renewed, looking to get a garage as part of my renewal. this is one of the worst states I have seen this property in, which is very disappointing because this community has a lot of potential and used to be run much better
