I’ve owned my home for only eight months and have already had three separate water leak issues that remain unresolved. The builder has been extremely slow to fix problems, and the warranty support has been almost nonexistent. What was promised during the sales process is simply not what happens once you move in.
I really love the community and my neighbors, but many of us are experiencing similar water leak problems. The lack of follow-through and accountability has been so frustrating that I’m now reaching out to lawyers

I live here and have not experienced any issues. Brad & Samantha are great, and I have really enjoyed living in this beautiful community over the last few months. I had one snag with my microwave but the builder quickly resolved. Would definitely buy a Toll Brothers home again.

11/12 Update: While most of my moisture/condensation issues are still to be addressed, TB has affirmed they will take responsibility for the problems we’re having. The staff we’ve met with have been courteous. We love our community and home.
9/4 Update: After the reply from Toll Brothers, I have received no correspondence from them.
We moved into our home in mid-July, and unfortunately, the experience since then has been extremely disappointing. While I want to begin by acknowledging that most of the people we’ve interacted with have been friendly and seem to genuinely try to balance customer satisfaction with company expectations, the persistent and widespread issues with the home itself cannot be ignored.
Since day one, we’ve had a seemingly endless stream of contractor appointments — I haven’t gone more than 2–3 days without someone coming in to address a problem. These include:
-A leaking toilet causing ceiling damage
-Floors ripped up due to a disintegrating subfloor
-Leaking windows causing water to pool around electrical outlets and into the wall
-Ongoing condensation issues
-Chronic water pressure problems that remain unresolved despite multiple plumbing visits
- A fried GFCI circuit
These are not minor inconveniences — they’ve impacted our productivity, disrupted daily life, and raised serious safety concerns, especially as we have a small baby in the home. We’ve had to clean up after every contractor visit for the most part. What’s more troubling is that many of these issues are not isolated to our unit. Other homeowners in the community have reported similar problems with condensation and subflooring. This points to systemic construction and quality control issues.
I will never buy another Toll Brothers home again. Buyers should be aware that these problems are not just unfortunate anomalies, but part of a broader pattern within this development. These aren’t cheap homes (avg unit is probably around $625k) - but they’re built with one thing in mind: profit to the builder. They use subs that bid the lowest and unfortunately it shows. Toll Brothers says they will fix issues within the first year but I’m concerned about what happens 11 months from now? People buy new homes to have an extended period of low maintenance. I feel like I bought a fixer upper. Proceed with caution.
