Honest review...READ CAREFULLY...BUYER AND SELLER BEWARE....They sophisticated over the phone when scheduling the appraisal, with a classic British accent and a perception of high value work...I had maybe a 30 year old show up who knew nothing about the area and hours away. A person new to the business is not who should be assigned to a million dollar property...I talked with the appraiser and I realized I knew more about the area and properties than the appraiser (i don't want to know more than the appraiser in any situation, they are the expert). If they show up or call you decline their work and suggest another company immediately. The owner doesn't do appIf you get them doing your appraisal I suggest immediately cancelling the appraisal and letting your lender know to reschedule...Real estate isn't a simple thing that can be taken lightly, especially in the market we are in. Mistakes can cost everyone involved tens of thousands or in my case hundreds of thousands of dollars. Appraisals need to be fair and accurate for both buyer and seller. I have waterfront property and own multiple properties on the same street...This is how I know they are bad at what they do...I was appraised at 60% of the property value according to my own appraisal conducted earlier. I refinanced the neighboring home for far more then the new home in question. What do i have to gain on the appraisal in this instance you may ask...nothing as to the sales price, its far below market so my review is a fair and honest review of bad business. If bad means not qualified for certain areas and properties, correct. If you ask me, they will help lenders deny loans, agents will lose sales, buyers will lose contracts, and sellers to walk away from selling. I have 30 years in the business and this is not a company I would consider business with or let anyone conduct business with.
