    DO NOT STAY HERE!!! On November 24, 2025, I submitted a written maintenance request through the resident portal reporting that the bathroom exhaust fan was not functioning properly. Since that time, each shower results in water leaking from the ventilation system and excessive condensation, causing damp carpet outside the bathroom. This condition constitutes ongoing moisture intrusion, creates a substantial risk of mold growth, and presents a health and safety hazard. Despite having actual notice for over two weeks, the landlord failed to properly diagnose or remedy the issue. On December 8, 2025, maintenance technician Miguel Cisneros entered the unit but merely confirmed that the fan produced noise and did not inspect the ducting, ventilation path, or moisture intrusion source, despite my explanation of the water leakage and damp flooring. I then spoke with front desk clerk Rachael, who confirmed the property manager Aaron was made aware and that immediate corrective action would occur. On December 11, 2025, the maintenance request was closed as “fixed” without any repair being performed and without entry into the unit. I again spoke directly with the property manager Aaron who stated maintenance supervisor Nelson would reach out; however, no repair, inspection, or follow-up has occurred. On this very day December 16th, 2025 nothing still has been done my bathroom still leaks water and my room carpet still is wet after a brief shower and smell moldy. I made several videos and showed the property manager. When I met with Aaron this morning who stated he sorry this has happened but bottom line I have to pay if I want out of my lease which contradicts the Florida Statue. This constitutes a failure to act in good faith and a misrepresentation of repair status. Under Florida Statute §83.51(1), a landlord is required to maintain the premises in compliance with applicable building, housing, and health codes, including preventing water intrusion and maintaining safe ventilation. Under Florida Statute §83.56(1), when a landlord materially fails to comply with §83.51 and does not correct the condition within a reasonable time after notice, the tenant may terminate the rental agreement Please be knowledgeable do not go to this place . Spoke to a few residents that are having the exact same issue as me. Next step I have been trying to get in contact with the legal team to confirm arbitration is not needed and we can proceed directly to legal action because we will not be paying because they didn’t hold up their end of the contract.

    I just need corporate’s number at this point management SUCKS and im paying for “fees” that I can’t use like my valet trash and elevator service!! Cause maintenance wont get the trash cause the elevator is down and im on the 4th floor! Stairwell full of trash building 3 is just neglected! Horrible!

    I’ve lived here since 2023, and honestly, I’m shocked at how far this place has fallen. When I first moved in, things were great—office staff was responsive, maintenance was timely, and it felt like a community. But something shifted in the fall of 2023, and everything started going downhill fast. Month after month, the attention to residents’ needs became worse, and management’s interest in maintaining the property seemed to disappear entirely. In 2024 I transferred to a larger apartment, and that’s when the real problems started. The water pressure is barely more than a trickle, and being told it’s because I’m on the fourth floor is ridiculous. The elevator in my building is practically always out of service—90% of the time it’s down—which means valet trash isn’t completed. Then, to make matters worse, I’m fined for trash left outside even though I pay for a valet service that can’t reach my floor because the elevator is constantly broken. Management simply doesn’t care. They keep blaming the vendor but refuse to replace the vendor or demand a real solution. Meanwhile, elderly residents on the 2nd and 3rd floors are struggling, and my nearly 80-year-old mother can’t even visit me because she can’t climb multiple flights of stairs. It’s unacceptable. The smell of weed throughout the building is overwhelming and even seeps into my apartment. Maintenance requests are ignored for months at a time—my AC unit took SIX months to replace, and the broken dishwasher in my “upgraded” unit took four months to be addressed. “Upgraded” is an absolute joke at this point. I have 10 months left on my lease, and once it’s over, I’m gone. I won’t look back. This has become one of the worst apartment living experiences I’ve ever had, and it’s entirely due to management’s neglect, poor maintenance, and the complete abandonment of what used to be a decent community.
