  I have been a tenant at Southerly Parc Lane for approximately a year and a half. Overall, the apartment itself and daily living experience have been positive, which makes the following concerns especially disappointing and important to share. On two separate occasions, management contacted me unexpectedly regarding documentation that is required in order to move in and remain in good standing, yet was suddenly claimed to be missing well into the tenancy. The first instance involved renters insurance. To receive a move-in date, renters insurance documentation must be provided, and it was submitted as required. Despite this, I was later informed that no insurance was on file and was warned that a $50–$100 monthly charge could be applied for each month it was allegedly missing. This created unnecessary stress, as the documentation had already been provided and any absence on file appeared to be the result of internal record-keeping issues rather than tenant noncompliance. The cause of the issue was administrative oversight, not failure to meet lease obligations. The second situation occurred more than a year into residency, when I was informed that identification was not on file—despite completing the application process, executing a lease, and paying rent consistently for over a year. Given that identification is a prerequisite to approval and lease execution, this again suggests an internal documentation lapse rather than a tenant breach. From a legal standpoint, when management approves an application, executes a lease, accepts rent, and allows continuous occupancy for an extended period, responsibility for maintaining records rests with management. Attempting to later characterize these issues as tenant violations or breaches—when they stem from internal administrative failures—lacks causation and would reasonably be subject to dismissal if pursued as a breach of contract claim. I share this respectfully and in good faith. My hope is that management improves internal documentation practices and communication so tenants are not placed in positions where they are threatened with penalties or violations due to matters outside their control. Transparency and consistency would go a long way toward preserving what is otherwise a solid living experience.

  I had a great experience with Elisa and Noel at Southerly Apartments. They were both incredibly helpful and made the entire application and move-in process so easy. They were always friendly and responsive. Highly recommend!

  I was greeted and felt very welcomed by Noel. He helped me a great deal. He answered my questions and was very pleasant during the apartment tours. Great customer service. I would recommend anyone to him. Thanks Noel for your patience and funny jokes. I surely appreciated your kindness towards me.

  My experience at The Southerly at Orange City has been nothing short of amazing. From the very beginning, Noel Rodriguez has been incredibly helpful and supportive throughout the entire process. He guided us every step of the way, answered all of our questions with patience, and made the whole transition smooth and stress-free. His professionalism and genuine care truly stood out. The community itself is beautifully maintained — clean, peaceful, and very well kept. You can tell they take great pride in the property and in making sure residents feel comfortable and welcome. Every staff member we’ve interacted with has been friendly, attentive, and always willing to help. It’s rare to find a place where the entire team consistently provides such great service, but The Southerly absolutely does. Overall, we could not be happier with our experience. If you’re looking for a place to call home in Orange City, I highly recommend The Southerly — and definitely ask for Noel!

  When analyzing our time at Southerly Apartments Noel has been instrumental in his support while we transferred to a larger apartment within the complex. His clarity and patience have permitted such a great transition we cannot fathom a better place to stay. He was eager to answer all questions and consistently made himself available in person, via telephone or through email to ensure we had his guidance each step of the way! His professionalism is honorable and we are exceedingly grateful to be extending our stay at the Southerly Apartments. Thanks Noel.
