  front of apartments are always flooded, backyard has been unuseable and underwater since move in (have been here for a while), dog and stray cat poop everywhere, trash piles up everywhere, had three different solicitors at my and my neighbor’s door come back six different times in a week period trying to get us to sign up for different services. listen to the other reviews, once you move in the office stops caring. the same negative reviews you see here from years ago haven’t been addressed and the property treats you as disposable. you have to fight a war to get a response from Jackie or Stephanie to address serious concerns only for them to act exasperated when they have to do their job (Jackie is especially bad) RENT ELSEWHERE

  All of the girls in the leasing office are so nice and welcoming. Haley deserves a special shoutout! She always gets any issue fixed immediately and goes above and beyond. Maintenance and management are fast and reliable! Highly recommend :)

  This review is for leasing Haley in the office. She is very professional and detailed oriented. Will explain everything you need to make a smooth transition into your new home. Issues are immediately referred to property manager and resolved. Great place to live, great location close to everything.

  We are moving back to Avilla while our new home is being built. Haley made the process easy and kept us informed while getting our place lined up. She went out of her way to communicate with us which really made a difference. We are excited to move back and glad to have Haley and Steph there for support!

  READ THIS IF YOU WANT AN HONEST REVIEW. As a former tenant who moved out from the complex in late 2025, it is difficult to believe that many of the recent glowing reviews here accurately reflect the day-to-day reality of this property. This place earns two stars for one reason only: the maintenance team. They are consistently professional, courteous, and responsive when it comes to unit-level issues. They are the sole bright spot. If you’re considering renting here, don’t take this review on faith. Walk the entire property. Do not judge it by the polished “show” units near the leasing office. Talk to residents you pass. Ask them about management, leasing, and the actual condition of the complex, especially beyond the immediate entrance. You will likely hear the same concerns repeated. The reality is that routine attention appears concentrated almost exclusively around the leasing office frontage. Much of the rest of the property is neglected. Large areas are dirty, frequently flooded, and appear untouched for long stretches of time. Trash accumulates in dead landscaping, and despite being marketed as dog-friendly, pet waste is widespread and rarely addressed. The sprinkler system is a constant issue. It runs unpredictably and without regard to recent rainfall. Even after heavy storms, sprinklers will activate overnight and run for extended periods, leaving many yards perpetually muddy. In several areas, grass has effectively been replaced by standing water and mud. Access points around the property are also a recurring problem. One rear gate in particular is often inoperable, giving the impression that repairs are delayed or deprioritized. While the surrounding area is generally safe, activity in nearby wooded areas frequently draws police presence, often at night. Walkways show signs of neglect, including broken glass and debris. Sidewalks are cracked, and internal roadways are visibly deteriorating. Illegal dumping is another ongoing issue. Property dumpsters are routinely used by non-residents, resulting in overflowing trash areas and large discarded items sitting out in the open for extended periods. Most concerning is the general demeanor of the leasing operation. Interactions and overheard remarks reflect a level of disregard for residents and prospective tenants that is difficult to justify at this price point. The atmosphere comes across as dismissive and unprofessional. This is one of many so-called “luxury” complexes built quickly in recent years, and it shows. For what is being charged here, there are cleaner, better-maintained, and more honestly represented options nearby. Do not let staged units and polished marketing distract from the condition of the property beyond the front office. Photos attached were taken toward the end of my tenancy.
