    We’re building the Panama Grand and just had our pre-drywall meeting today. Buying a home can feel overwhelming, but Joseph Lopez has kept everything easy to understand and actually fun along the way. Jeremy Johnson walked us through the build and answered our million questions with patience (and probably deserves a medal for that). The house is still a work in progress, but with Joseph and Jeremy guiding the process, we feel confident it’s going to turn out better than we imagined.

    Ryan Homes management is, without exaggeration, one of the most unprofessional, unethical, and disappointing groups I have ever dealt with. While the sales team, finance team, and project managers did everything they could to make this process smooth, upper management’s incompetence and refusal to take responsibility destroyed what should have been an exciting experience. From day one, the mistakes piled up. First, Ryan Homes admitted they had mis-measured the lot we originally chose — forcing us to change lots, costing us nearly a month of delays with zero compensation. Then, at our pre-construction meeting, we discovered that the floor plan had been mirrored and the garage was on the wrong side — another multi-week delay, again entirely their fault. These were not minor issues. These were massive, inexcusable errors that cost us time and thousands of dollars in apartment rent we should not have had to pay. We asked, very reasonably, that Ryan Homes cover the rent for the two months lost due to their mistakes. Instead, we were ignored for four months. Our saleswoman, Tiarra, tried repeatedly to get answers, but management refused to respond to her or to us. When someone finally did call us back — Joelle Austin — she was shockingly unprofessional, tried to deflect blame onto Tiarra, and flat-out told us we would not receive a dime. Her solution? We were “welcome to back out of our contract.” That is not a solution — that is a slap in the face. To make matters worse, I asked multiple times to speak to a VP or President, and my requests were completely ignored. Even at closing, not one person in upper management would speak with us directly. That silence speaks volumes about how little Ryan Homes values its customers once a contract is signed. And here’s the part that makes it even worse: after moving in, we discovered that other homeowners in this same neighborhood were given concessions for multiple issues. So not only does Ryan Homes make repeated mistakes — they pick and choose who they compensate, which is apparently not homosexual couples with foreign ethnicities. The fact that lawsuits are already piling up in this neighborhood alone tells you everything you need to know about their “business practices.” To Tiarra, Jeremy, Dwight, Christina, and Francesco — thank you for doing everything in your power to help us, even while your management team refused to do what was right. Unfortunately, your efforts cannot undo the blatant disregard shown by those above you. In short: if you’re considering building with Ryan Homes, do your research and think very carefully. I would never recommend this company to anyone, not even my worst enemy.
