    My realtor told me about Arbor Oaks a few months ago and said it was a resort-style active adult type community, which is also how it’s shown online. We were looking forward to visiting when we were back in town during season, but it’s disappointing to hear it’s being marketed differently online than it is in person, so we won’t be visiting.

    drove here a few months ago..... lots of active adult signs up. reading these reviews i drove through again and now they aren't there?? supposed to be an active adult community i thought? can we get confirmation from pulte here??? i don't want to live near families or i would move across the street to cedar grove or the strand!!!!

    As a real estate professional who helped one client purchase and another later sell in this community, I feel it’s important to share an honest and disappointing perspective for future buyers. At the time of purchase, this neighborhood was consistently marketed as an “Active Adult” (age-targeted) community. That messaging appeared across Pulte’s website, videos, MLS listings, in-person signage, and sales consultant presentations. My client purchased specifically because of that promised lifestyle. Within approximately three months of closing, all in-person "Active Adult Lifestyle" signage disappeared and the sales messaging shifted, while the same Active Adult branding remained online. The result was confusion and frustration for residents who bought based on a clearly presented lifestyle that was quietly changed after the fact. The timing strongly suggests this pivot was driven by market conditions rather than thoughtful long-term planning. This shift has created a disservice to everyone involved. Active adult buyers who intentionally chose this community now feel misled. Families with children are moving into a neighborhood that is not designed for them, with no child-friendly amenities and strict rules limiting children’s use of shared spaces. What was once marketed as a peaceful active adult environment is now experiencing ongoing conflict related to children’s amenity use, pool behavior, gym equipment, and safety in parking and active construction areas. From a professional standpoint, this reflects poorly on Pulte’s consistency and transparency. Buyers deserve alignment between online marketing, on-site messaging, and the lived reality of the community. I would not recommend this neighborhood to buyers seeking an active adult lifestyle, nor to families expecting a kid-friendly environment. This experience has made me think twice about showing or recommending any Pulte communities. Future buyers deserve clarity before they purchase, not after they move in.

    Bait-and-Switch: Not the Active Adult Community It Was Sold As If you’re buying here because it’s marketed as an Active Adult community, don’t believe the sales pitch. This neighborhood was aggressively sold as Active Adult—large entrance signage, repeated assurances from sales, and ongoing online marketing. Many of us bought specifically for that reason. Then, without warning, every Active Adult sign was quietly removed and thrown away, while the same branding continues online. Families with children are now being sold homes here—even though this place was never designed for them: No playgrounds No kid-friendly amenities No zero-entry or child pool Children under 13 restricted from most amenities Active adults feel misled. Families don’t get what they need. Everyone loses. At a November 2025 HOA meeting, residents were told this is an age-targeted Active Adult community and signage would be restored. Months later—nothing. No signs. No updates. No accountability. This is the result of misleading sales practices, inconsistent marketing by Pulte, and an HOA that has failed to act. Bottom line: This is not what was sold. If you want an Active Adult community, look elsewhere. If you’re a family, this isn’t built for you either. Future buyers deserve to know before they get stuck like we are.

    Bait-and-Switch: Welcome to the ‘Active Adult’ Community That Quietly Stopped Being One! PULTE, IF YOU ARE READING, WE WANT THE ACTIVE ADULT BACK IN ARBOR OAKS! That’s why a majority of us all bought into, and it’s all we want. To continue building this community! I have lived here for just under a year now, and if you’re thinking about buying here because it’s an “Active Adult” community, stop reading the marketing and read this instead. What you think you’re buying into does not exist anymore, and the way this was handled is one of the most misleading, infuriating experiences I’ve ever had with a builder and HOA. This community was relentlessly marketed as "Active Adult." Signs everywhere. A massive sign at the entrance. Salespeople repeatedly telling buyers this was an age-targeted, active adult neighborhood. Many of us bought here specifically because of that promise. Then, quietly, without warning, every single Active Adult sign disappeared. Not updated. Not replaced. THROWN AWAY. We were later told sales staff were instructed to remove and discard them. Meanwhile, the Active Adult branding is still plastered all over their website, YouTube videos, and online marketing. Apparently misleading people online is fine, as long as it’s hidden once you move in. The result? Families and children are now moving in to a community that is absolutely NOT designed for them. No playgrounds. No kid-friendly amenities. A pool with no zero-entry or child area (unlike Pulte’s family-focused Beachwalk community, or even The Strand or Cedar Grove which are right across the street!!!!!). Children under 13 are barred from most amenities (fitness center, hot tub, etc.) So now everyone loses. Adults who intentionally bought into an Active Adult lifestyle feel misled, and families are moving into a place where their kids aren’t even allowed to use most of what’s here. To make it worse, the HOA has been completely useless. The HOA president, Rose Wallace, has done nothing meaningful to address this. At the November 2025 HOA meeting, it was explicitly confirmed that this is an age-targeted community and that the Active Adult marketing was correct, and that signage would be replaced. It’s now almost two months later. Nothing. No signs. No communication. No accountability. This entire situation is the result of incompetent handling by the HOA, negligent sales practices, and Pulte allowing wildly inconsistent messaging that borders on false advertising. Sales should be directing families to appropriate neighborhoods instead of quietly changing the identity of this one after people have already bought in. The HOA should be working with Pulte to resolve this massive misstep. Pulte should be working with their internal teams to keep their messaging consistent and build communities that people actually want to live in. Bottom line: This is not what it was sold as. If you’re expecting an Active Adult community... you’re being misled just as the 50+ homes that bought in here before us were. If you’re a family... this place isn’t built for you either. Pulte created this mess. The HOA failed to fix it. And future buyers deserve to know before they get stuck in the same bait-and-switch. At the end of the day, we want the Active Adult targeting back. We don't understand why it ever disappeared in the first place, and everyone involved has been absolutely horrible to work with to get this situation resolved. I do NOT recommend moving here as there have been a myriad of problems just in the first year of living here. It's incredibly disappointing as this could have been an incredible community, but it was ruined by incompetence.
