    Management clearly has time to respond to Google reviews..yet repeatedly ignores emails from its own residents. Got it. For the past 2 months, I have been emailing and calling repeatedly about an issue I have had with my apartment, and have heard back from absolutely no one. Emails and messages via the resident portal will go unanswered. Calls go directly to an AI bot and then completely hangs up. You’d think that for the price you pay to live in this building you could at least get confirmation that management actually works here and aren't just taking your money. It shouldn’t take a public Google review to get management’s attention, but that seems to be the case here. Lastly, I want to confirm that the hidden fees are absolutely real. You will end up paying several hundred dollars more than the advertised monthly rent once all of their additional charges are added. I know this is one of the newer apartment buildings near the university, which adds to its ‘appeal’, but after reading the rest of these reviews, I would recommend considering whether it’s worth it or not.

    I do not recommend anyone to live in Terrazul. I had one of the worst living experiences at this building, and it was entirely due to the management team’s lack of professionalism and accountability. I needed to do a lease reassignment and notified management three weeks before my move-out date that they needed to prepare a lease for the incoming tenants. Despite the ample notice, they did not produce the lease until December 31st, even though the new tenants were scheduled to move in on January 1st. This caused unnecessary stress and uncertainty that could have been completely avoided. Throughout this process, management was extremely unresponsive. Calls went unanswered, emails were ignored, and when they did answer the phone, they were unhelpful and dismissive. There was no sense of urgency or care, even though this situation directly affected multiple people. When I attempted to speak to an employee in person downstairs, the interaction was just as disappointing. The employee had an obvious attitude, came across as stuck-up, and would not even make eye contact with me—staring at their computer the entire time I was speaking. I was treated as an inconvenience rather than a resident trying to resolve a serious issue. Overall, the management team is not genuine, is disrespectful, and shows no concern for their residents. They are unwilling to help and seem to care only about collecting rent, not about the people who live there. I would strongly caution anyone considering living here to think twice. Personally, if I knew I was going to deal with this, I would have never chose to live in this building.

    I am deeply frustrated and distressed by Terrazul Apartments’ handling of my brother’s security deposit/payment, which was due August 2025. Despite multiple attempts to resolve this issue, including their claim of an ACH transfer, he still has not received his money, it’s been 6 months. This unprofessional and negligent behavior has caused extreme stress, and now thousands of dollars in legal fees just to recover what is rightfully owed. It is unacceptable for a company to ignore its legal obligations and treat tenants this way. Per the suggestion of our attorney we even tried calling and asking to pick it up in person but they said they changed management. I would never EVER recommend this apartment to anyone. It has caused our family so much stress that we had to take it to tiktok and course so many people complaining about the same thing with these people!! There needs to be a class action lawsuit.

    Terrazul Miami has a serious parking problem that management does not have a realistic or safe solution for. There are far more residents than available parking spots, which makes it nearly impossible to reliably park where you live. Their “solution” is to tell residents to park across the street at FIU, which is not acceptable. Not all residents are FIU students, so this isn’t even an option for everyone. Even for those who are, walking in that area at night is widely known to be unsafe, especially for young residents. Recommending this as a long-term solution is irresponsible. I had to email management four separate times just to get a response regarding parking. I was eventually placed on a parking waitlist, and now weeks have gone by with no follow up or communication at all. For a building marketed toward students and young adults, safety and accessibility should be a priority. Paying rent and then being told to figure out parking elsewhere, especially in potentially in unsafe conditions is not fair or reasonable. I would not recommend this building to students or parents.

    Extremely disappointing and unprofessional experience. My son applied for off-campus housing at Terrazul, and I was listed as the guarantor. The application was approved, and we were told the lease would be generated and sent by a specific date. That lease was never produced. Our point of contact, Julian, stopped responding entirely, no emails, no returned calls, nothing. When we attempted to escalate the issue to management, we still received no response or accountability whatsoever. Despite multiple emails and phone calls over several days, we received no response. Calls appeared to be screened or disconnected, and no one followed up to explain the delay or next steps. The complete lack of communication and follow-through, especially after an application fee was paid, caused unnecessary stress during a time-sensitive housing search. Ignoring approved applicants and failing to involve management is unacceptable. I would strongly caution students and parents against relying on Terrazul if you expect professionalism, transparency, or basic communication.
