  Apartments are tough, many offer all the same amenities and your happiness is ultimately driven by your surrounding community. Avocet offers a very quiet community that is hidden away from hustle and bustle but conveniently located by main arteries getting you anywhere in town within 15 min. The move in process here was one of the most seamless move-ins I have done. The leasing manager, Cassi, was incredibly accommodating to my move in date changes and my unit looked brand new when moving in. I do live in a central unit on the middle floor, so noise was to be anticipated; however, the noise levels I have experienced are typical of normal apartment living. From my experience, I don't believe Avocet can offer anything more within reason to increase the well-being of their residents. All in all, Avocet is a great, safe, clean, comfortable, and convenient place to lay your head.

  1 Star – Would Not Recommend This Property Dog poop everywhere! Weed smokers they can control. Lack of leadership in management… so many red flags !! I would strongly advise anyone considering this apartment complex to look elsewhere. Our overall experience here showed a serious lack of leadership and accountability from management. Throughout our time living here, there were ongoing issues that were brought to management’s attention but never properly addressed. The dog park was frequently covered in dog waste to the point where it became overwhelming and unusable at times. Trash was often left around the property and common areas, and marijuana smoke throughout the complex was a regular issue. Despite residents raising these concerns, nothing ever seemed to change. It became clear that management does not have full control over what is happening within the community. Rules are not enforced consistently and problems simply pile up, creating a snowball effect of ongoing issues throughout the property. The apartment itself also had problems from the start. When we moved in there were already damaged tiles and several issues that should have been addressed beforehand. On top of that, the building construction is very thin, and you can clearly hear the tenants above you walking around throughout the day and night. It made the apartment far less comfortable than expected. The most frustrating part of the experience was the move-out process and the way it was handled by the leasing office. I spoke directly with Cassie multiple times to confirm what would be required financially for our early move-out. I specifically asked for confirmation so there would be no surprises. Based on what Cassie told us, we paid the amount requested and signed the paperwork we were given believing everything had been settled. After doing exactly what we were told and paying what was presented as the final balance, we were later hit with additional charges that had never been clearly explained during those conversations. That situation felt extremely misleading and left a very negative impression of how the management team handles residents. While the leasing staff may appear friendly during conversations, the communication and transparency simply were not there when it mattered most. As a local member of the community and someone who runs a small business, I value honesty and professionalism. Unfortunately, based on the overall property conditions and the way our move-out was handled, I would not recommend renting here. There are far better-managed communities in the Melbourne area that treat their residents with more transparency and accountability.
