  Our experience with Toll Brothers has been disappointing from start to finish. We began our home-building process over a year and a half ago and placed a deposit of $211,000. During the design phase, we were informed that many of the finishes and features showcased in the model home were no longer available. This included key design elements such as countertops and the pool design, which significantly altered the overall vision we were expecting for our home. Throughout construction, I personally visited the property multiple times—at least a dozen—and observed ongoing issues and delays. Our scheduled closing date of August 28 was missed, and as of mid-November, several concerns remain unresolved. Despite these issues, Toll Brothers has declined our request for a refund and continues to push for closing based solely on the issuance of a certificate of occupancy. It was also communicated by the project superintendent that certain items could not be delivered as represented, including a shower surround that they offered to credit back because they were unable to complete it properly. This raises a larger concern: if the company acknowledges that it cannot deliver specific parts of the product, why should buyers be required to proceed with closing or final payment on an incomplete or altered home? Based on our experience, we believe Toll Brothers does not deliver the level of quality or transparency expected from a company marketing itself as a luxury home builder. We recommend that prospective buyers proceed with caution and ensure all promises, materials, and design elements are documented in writing prior to signing any agreements.

  Monterey in Lakewood Ranch is quickly becoming one of our favorite communities. There are a couple of things that make this quite unique. First of all, it is not technically in Lakewood Ranch, but it is considered Lakewood Ranch. It is located about 3 1/2 miles east of Waterside on Fruitville Road. And it is one of the only gated communities in Lakewood Ranch Sarasota County. Home prices will range from the mid 700,000s to well over $1 million. My guess is it will probably be closer to the $2 million range. The homes are magnificent. Great job as usual by Toll Brothers
