  I lived at Century Ariva for two years, and my move out experience confirmed everything that was wrong during my time there. Security was a constant issue the gates were always open, which completely defeats the purpose of a gated community. There were ongoing pest and on top of that, residents are charged double for trash services every month. Amenities are advertised but rarely usable. The grills were constantly out of service, the movie theater never worked, and the fire pit was never operational. Even the business center was essentially useless. The office printer never worked, and the computers were extremely slow, making it frustrating and impractical to use. Before moving out, I requested a pre walkthrough and was told everything looked fine with only a few minor fixes. Despite that, I was later charged extra cleaning fees, rug/carpet removal, and other miscellaneous charges that essentially took my entire security deposit. It felt misleading and unfair, especially after being reassured during the walkthrough. Overall, this complex is overpriced for what it offers, poorly maintained, and lacks transparency during move out. Based on my experience, I would absolutely not recommend living here.

On top of that, residents are charged double for trash services every month, yet the service does not reflect the cost. Amenities are advertised but rarely usable.   LOOK ELSEWHERE!!!!!!!!! Horrible upstairs neighbors with constant noise and disruption at all hours of day, kids running around and screaming as I try to work from home!!!! I would not recommend anyone moving here or wasting their hard earned money!!! Security gates have been broken for months before I even moved here and property has paint peeling and chipping! It says no smoking yet I observe smoking constantly on patios!! There is no empathy and the bottom line is just getting your monthly rent! To say that I’m extremely disappointed and frustrated in living here is putting it mildly!! !moved here from out of state so couldn’t tour the property beforehand!! I’m leaving once lease is up!!
