There is a pet screening system that is supposed to keep dog owners responsible for picking up their dogs waste, as there is a fine that increases each time. I was instructed to put in work orders if I were to see any dog poop piles, and I've left countless ones with detailed descriptions of where they're located and several included pictures that I had zoomed out so they see the location as well as it being circled it in red.
I'm leaving this review due to them marking them as completed, when it looks like they didn't even try to pick them up. I called the office about this yesterday due to it happening each time I put a work order in for dog waste. This is not the first time they have heard about it either so this isn't new. The woman on the phone had the amazing solution of moving apartments... Your solution is moving aparments because your maintenance team can't pick up piles of poop by my building? Then she proceeded to say that they can't check every hour of the day, which I never asked them to do. I tell them where I see them, they get marked as completed, and I go out the following day and they're still there. They continue to be left over and over no matter rain or shine and it's disgusting. I've seen several that were ignored for weeks, some up to a month without them bothering to look. There have been several that sit on the sidewalk and somehow their excuse is that they "didnt see it". They drive the golf carts to and from buildings, so of course they're not going to see them. She told me that for the poo prints system, the dog waste has to be fresh. Well clearly they aren't fresh when they get marked completed but still sit in the grass or sidewalk for days on end.
Most of the residents that are walking their dogs have their faces glued to their phone and aren't even tracking what their dog is doing and I have seen this with both male and female residents countless times. Everyone that has a dog absolutely has to register them with the poo prints system and is told before they even sign their lease that there is a $250 fine for not picking up after your dog. If found they bag it, test it, and give out the fines. I'm a dog owner myself, and I've had zero issues picking up after my dog. That's part of the responsibility of owning a pet in general. Obviously dog poop can carry desease and is just unpleasant to begin with a when the piles get neglected, people step on them, or dogs step on them, and they get into peoples homes. When we first moved here almost 2 years ago, the staff did so much better picking them up in rather than just leaving them for weeks. It's just been almost 2 years of decline. I have to stay in Florida till my husband finishes his work here in a year or 2, and I'm disabled and he recently had a back injury himself, so moving is completely out of the question for us until we make our full move to up north where we want our actual home to be.
Additionally I would like to add that the roaches and silverfish here are absolutely terrible. I've lived in some horrible apartments in the past in several different states and have never had a bug problem like this. The pest control come out once every couple of months and you can request to have them spray, and both me and my husband spray ourselves and its still bad.
As well I would like to add that the insulation between upstairs and downstairs is absolutely horrible. I can hear every word, every stomp, even what they're watching on tv. There have been several nights where the guy upstairs slams a door or drops what sounds like a anvil dropping on the floor and it literally sounds like someone is breaking into my apartment.
I would like to bring up that this place charges $30 for trash to be picked up at your door sun-thurs just to be taken over to the dumpster thats in the apartment complex. You cannot get out from paying the $30 even if you take care of the trash yourself. There's 3 floors per building and 16 apartments per floor with over 12 buildings. Let alone the $50 charge if you dont break down one box. Absolutely ridiculous.

Sarah was super helpful and kind to me as I was needing to move urgently. She made a hard transition for me go smooth and easy. I got the keys right away! I am loving my apartment so far as well as the amenities!
I moved in august from a sister property and this has been the worst apartment I’ve moved in . First week I moved I had problems with air cutting off, the apartment wasn’t clean, washer and dryer smelled like dog. I fined for not having for not having my bf name on rental insurance and that wasn’t mentioned. What was mentioned was I didn’t pay my insurance which was a lie, I received credit only because I had proof . I also received 3 trash violations the first two weeks of move in . Transferred because I loved the aesthetics of by luxor snd palm bay but yo be honest Fort Families are just money hungry. The transfer from one property to another which is only 2 minutes from each was expensive. $150 transfer fee, pay the old rent, $500 move fee for new apartment and then turn around and pay 1st month rent. Even tried to charge $700 in “damages” from old apartment when I put in numerous work orders and was damaged upon move . My car was towed because parking sucks !!!!!! After 5 pm if you don’t have parking around your apartment, you’ll have to park in the back and walk to your apartment that you pay almost 2k for. I can’t wait until my lease is over . Its only a few that care thatwork here !!!! The rest don’t just some money hungry
I’ve lived at Palm Bay for over six months and overall I’ve had a positive experience. The apartments are a great size with beautiful tall ceilings, the neighborhood is quiet, and I feel safe leaving packages at my door. Maintenance responded quickly to an emergency AC issue, and staff has generally been pleasant and helpful.
My only real complaints are parking and a few amenity improvements. Parking near the office is very limited—if you get home after rush hour, expect a long walk. An entry gate would also be a welcome addition, as there were police visits over the holidays related to suspicious activity. The car wash setup is awkward with short hoses, the single dog park gets crowded, and the dog wash station should only charge for soap—rinsing should be complimentary for a complex that promotes itself as pet-friendly.
Overall, Palm Bay has been a good place to live with just a few areas that could be improved.

I’ve lived here for 4.5 years, and just re-signed my lease again because it’s great for the price. The complex location is perfect; it’s right next to the highways with convenient access for travel in any direction, right next to the hospital in case of emergencies, and super close to the grocery stores. Additionally, the GYM amenity is by far the best compared to other complexes; it has everything you would need! Furthermore, the majority of residents and neighbors are super friendly; I’ve made so many unexpected friends here. Occasionally you get a “Karen” here or there but that can happen anywhere; this is apartment living and people should recognize that. Lastly, I would like to mention the office staff and maintenance team: Ashley, Dickie, Eden, Tobias, Zaria, Ken, RosSean, Malone… they have also greatly contributed to my positive experience here. Ashley is very understanding and always willing to have a conversation. Dickie is super friendly and one of the nicest, most genuine people I’ve ever met; he is also very understanding and will go out of his way to help you however he can while making sure you feel that you are a valued member of the community. Eden, Tobias, and Zaria also contribute to the positive and friendly environment due to their friendly and professional mannerisms; they are responsive to requests and concerns with a sense of urgency, and they love interacting with my dogs. Ken, RosSean, and Malone are also very responsive to maintenance requests; they are efficient and always resolve issues within a timely manner while being friendly throughout the process. Overall, this is an amazing place to live. If you respect the people here, then they’ll respect you. 5 stars.
