    This was not the easiest moving process from the first come first serve to the move in date changing unauthorized from the application process BUT I WILL SAY MY COORDINATOR JAX-Ky’mon was the ABSOLUTE BEST! She was with us EVERY step of the way even after being assigned THREE DIFFERENT TIMES TO THREE DIFFERENT LEASING CONSULTANTS she was there every step and I wouldn’t have kept going if it wasn’t for her!! Thank you so much and it was definitely a pleasure working with you! This really means a lot

    Absolute worst customer service you will receive from a rental company. I called in with an emergency maintenance request due to the house main drain being backed up and I’ve been lied to the whole way on when I will actually get service. Instead of sending a plumbing contractor to take care of the issue they would rather try and schedule one their own technician to come out and not be able to fix any issues. At what point do you treat the situation like an emergency? Very disappointed in how progress treats their customers, it’s day two with no plumbing, no one has shown up and no real timeline on when it will be fixed.

    First, let me say, we love our rental home! Everyone at Progress Residential has been really nice and very helpful during our move in and for the last several months. I had sent a message for help with changing our air filters, as I had no idea what I needed or where they were. Someone had taped up the filter door and even the tech that came to fix it had trouble finding it. The tech was sent out in a timely fashion and was very nice. So far we have had a pleasant experience here and appreciate everyone at Progress Residential. Thanks!

    -5 ☆ If only you could do negative starts or no star reviews. I have rented with progress 2 homes one in Tampa and one in jacksonville. Both I was charged again smart home fee that never works and when you call they give you the run around and still make yiu pay for it even if it doesn't work. The home was turned in to us with damages and when I reported them, they said those were wear and tear yet I was charged blinds on my first house with them. HOA homes are the worst because even if you get a letter from the HOA for a notice they still charge you an "administrative fee". Never even received HOA rules and first month I had to pressure wash the driveway plus admin fee. Left trash can out while on vacation- notice plus admin fee. Service work is non existent or takes them 3 months to get someone out to fix. When they come they do garbage and you have to call again to get them to fix it again and again. Honestly, just buy a home or rent from someone else.

    First off, I'm a property manager. I'm in the industry and know how it runs on the other end. I'm looking for a home because I was relocated to Jacksonville. We applied for a home we fell in love with. We were told the application takes up to 48 hours and to keep an eye on our emails for additional information. around 48 hours on the dot, we received our income verifications and completed them within 30 minutes of receiving. We were told again, it would take up to 48 hours from this point to verify. A little over 48 hours later late in the evening, I get an email stating our application was denied due to income. That is all the information I was given. Knowing that's impossible as I'm well overqualified on my own and also had my co-applicants income as well, I called. I was told it was due to a minor discrepancy on my co-applicants income, she used to be married and her name wasn't changed. Again, I meet the income requirements easily on my own, but I get it, if we have it on the application it has to match. However, if I didn't go out of my way to call we would have just been denied over a slight clerical error that was easily fixed. We were told the divorce decree was not needed, we would need to change the name on the bank account. Next day, we schedule the name change at her bank, it's scheduled for the following day in the afternoon. We change the name and I reach out to Progress as I was told, to now be informed since WE didn't update THEM within 48 hours of the denial, the application needs to be reapplied. I was then told I could have just submitted the divorce decree, which we would have done IN THE FIRST PLACE, since we had it available and used it to change the name on her bank account. I was then told the application was being reapplied since I uploaded the divorce decree for them, and it would take up to 48 hours (if you haven't caught on, just remove the "up to"). I called the next day because the application still said denied, and I wanted to make sure it wasn't denied again somehow. I was told it was still pending and would update once it went through fully. I called the day after as it was still denied, and was told the same thing. FINALLY AFTER THE "48" mark I called AGAIN, and was told it was NEVER REAPPLIED and she live on the phone hit a button and magically it changed to pending on my screen. And you already know it's gonna take ANOTHER 48 HOURS FROM NOW BABY! WOOOO. Cut to 48 hours from then, and now they resend the income verifications. For some reason mine does not connect to my bank account like before, my coapplicants went through fine. I called to explain the situation, and was told that since my income verification was just done they should be able to re-use it, since the issue was tied to my coapplicant and hers was updated. I was told they would not need my bank statements, and that the application was being flagged and expedited due to my issues. The next day I was told they did need my bank statements after all. So I submitted them and called. I explained the situation and was told since I submitted it so early and it was expedited it should be by end of day, if not call back. Called back the next morning, was told by end of day again. Cut to today, I called at 10am (48 hours on the dot from when I submitted bank statements), and was now told it was re-flagged as an emergency and is being expedited, and to call back at 1pm. Called back at 1pm to someone literally saying they had no explanation, it was out of there hands, they had no timeframe update, and no information. I got transferred to the applications line, and was told the exact same thing. I asked for a manager, was put on hold for 10mins and told there was no manager in and would be given a call back. I bet. I was told that before and never got a call. I was told if I extend my move in any farther I would get a fee. Now they changed their tune, but I have everything scheduled and can't. I'm supposed to move in less than 48 hours per the timeframe they forced on me, and have no information.
