Community Management Concepts of Jacksonville and Associa, their Master HOA, make buying and selling a property within their managed communities a complete nightmare. There is a huge lack of communication within the Jacksonville office when the time comes to request documents for potential buyers and sellers. When the time came to sell our property within Windsor Falls, the office drug their feet every step of the way when my buyer needed necessary documents in order to obtain a mortgage in order to purchase my property, of which was denied by the mortgage company at 4:56 pm on the last day of the closing period (night before closing) due to an error made on the CMCJ side of things. Costing us not only the price of the sale, a $2,000 escrow binder that I could have kept, but an additional 2 months of extra expenses and having to relist our property for sale in an unfavorable real estate market. Of course, the condo company quickly placed the blame onto the buyer and mortgage company and did not apologize or accept fault for their inaction leading to the sale of my property failing. Fast forward two months later, we had thankfully found another buyer who was willing to pay cash, and avoiding the extra headache with the condo association since there is less paperwork involved with a cash sale. However, certain documents such as estoppel letters were still required from the association in order to compete the sale of the property. The association had around 20 days to prepare the required documents, and still did not have them completed until late afternoon the night before we were scheduled to close. It took around 12 phone calls and several hours going from voicemail, and sometimes a person answered when I was lucky, until I was finally able to get a hold of someone that was able to send the documents over to the title office at the last minute the night before closing. That should not be necessary. Throughout the entire process for both sales, multiple emails and phone calls were made, several voicemails were left, and it was nearly impossible to get either a reply through email or even talk to a human on the phone in order to gather the required paperwork to sell our property. If you have a serious issue, you will have to physically go to their office and demand to speak to someone. Absolutely no way around that. Phone calls and emails will get you mostly nowhere. The amount of incompetence within this company is unbelievable, especially with the exorbitant amount of money that property owners pay within their managed communities to HOA fees. $500+ a month in our community for what exactly? Inconvenience? I will not name names, but the managers (you know who you are) will turn whatever problem you have with the HOA, gaslight you, and make you feel responsible for their utter lack of intelligence as they know there is no way to do business without using them to obtain any required document for real estate transactions. I am so thankful that after this review, I can and will forget the existence of this poor representation of a condo management company.
Maybe at the next HOA meeting they should skip petty topics like residents not picking up after their dogs and unauthorized parking on the street and instead, address the incompetent leadership within Community Management Concepts of Jacksonville? Sounds like that may have a more lasting impact on the future of the community overall.
2 stars only because I was able to finally sell my property.
