I previously lived at Collins Preserve Apartments and unfortunately would not recommend it, especially for families.
First, residents are charged for trash service, including box pickup, but the service was inconsistent at best. We followed the rules exactly as instructed — breaking boxes down and placing them out properly on the correct days — yet there were multiple times they simply did not pick them up. If we’re paying for a service, it should be completed fully, not halfway.
Rent is also advertised around $1,400–$1,500, but that does not reflect the reality. After all the additional fees they don’t clearly disclose upfront, I was paying closer to $1,700 for a small one-bedroom, one-bath apartment. The hidden costs add up quickly.
Regarding the 60-day notice policy, I did turn mine in a few days late. However, during that time my baby — who is medically complex — had just spent months in the NICU and had daily medical appointments. Yes, I understand policies are policies, but when you are dealing with a newborn who has serious medical needs, paperwork deadlines are not your first priority. A little understanding would have gone a long way.
Maintenance was also frustrating. My air conditioner went out multiple times. Each time, I was told I would have to wait until the next day. However, the moment I mentioned I had a baby in the unit, suddenly they were able to come the same day. That inconsistency was concerning.
They also attempted to fine me for a busted garbage bag that the trash collector left on the porch. We had camera footage, and even our neighbors had footage, showing it was not us. Situations like that felt unfair and poorly handled.
Overall, the experience lacked transparency, consistency, and compassion. I would not recommend Collins Preserve to families, especially those with children or medical needs.

I had an apartment at Collins preserve for two years. It is a very nice and good place to stay. The rent is very expensive but it is worth it. Maintenance work very fast when there is an issue in your apartment. At times there were time when the pool was dirty, but they quickly cleaned it. There was times where people threw stuff out on the ground, but Maintenance clean every morning. I want to give a shout out to them and if you were looking for a place that is safe and nice. I highly recommend this place. They are very military friendly.

My experience with Collins Preserve has been extremely disappointing and raises serious concerns regarding customer service, transparency, and consumer protection.
Communication is almost nonexistent. Phone calls and emails routinely go unanswered for days, requiring multiple attempts just to obtain basic information. This alone makes resolving any issue nearly impossible.
I was denied based on an inaccurate background report generated by their third-party screening company — a company widely documented to have numerous lawsuits, complaints, and negative reviews for providing faulty information.
The report used against me was factually incorrect, yet Collins Preserve conducted no manual review and relied solely on the erroneous data.
I applied with another community immediately afterward, where my background screened completely clear, confirming the inaccuracy.
When I spoke with the manager, I was told to call back regarding a potential refund, and she advised me to contact LeasingDesk directly to dispute the incorrect report. I followed her instructions, but after that conversation, she stopped responding entirely. Despite several days of additional phone calls and emails, I have received no follow-up whatsoever.
Applying here feels almost like “playing a draft card,” borderline fraudulent, given how many applicants appear to be denied due to misinformation rather than legitimate findings.
While the community itself appears beautiful, that appeal is overshadowed by the operational issues behind the scenes. There is likely a reason this property has only 49 reviews, and my experience reflects the concerns that limited feedback implies.
Prospective applicants should be aware of the significant risks — including inaccurate reporting, nonresponsive management, and potential financial loss. In my opinion, this was one of the most unprofessional and troubling rental experiences I have encountered. Do not waste your time or money applying here.

I lived in these apartments under a 15 month lease with the first month being free. It started out great with the management having monthly events, food trucks, and catering for the residents. That quickly ended after about 5 months. You may see a food truck every 2 to 3 months and the only event they have now is Friendsgiving. I will say the staff is nice for the most part but be ready to see new staff in the office every few months. I’ve complained about neighbors who have parties, play loud music til 3 am, and people with loud cars who don’t care to wake you up at 4 am to rev their car. None of these complaints were looked into and I was told there was nothing they can do about it. People who have pets let their dog poop any and everywhere; and all they do is send out a residential message. The icing on the cake is that my rent was increased $150 while still under my lease. I asked the agent about it and she stated that it didn’t show on her end but let me have been late on the rent, I would have instantly received a late fee. The WiFi that is available in each apartment is the most inconvenient Internet ever. It literally goes out every 2 weeks and even was out for a whole week before. And because it was the internet that went out, outside of my issue, I didn’t get paid at work for those 2 weeks. So if you work from home do not and I repeat do not move here. There are key fobs to get into the leasing building to the gym but get ready to have the people from the trailer park pushing their way in to use the amenities that you pay for. The gym is small and gets packed very quickly. I never had an issue with pest and the apartments are spacious but you can definitely find apartments with same amenities and size for a cheaper price. They have a courtesy police officer but they don’t monitor the complex but instead harass children then the adults who are causing problems. I moved on nov 30th and turned the keys back in on Dec 1st (which was the end of my lease date) they are now trying to charge me $1,520 for move out penalty. At the end of the day, I would not recommend moving here.

Ask for Brenda ! she is amazing she made everything smooth for me and everything in the move-in was super smooth so far I love my apartment. It is a very nice area. They’re very fast with response if there’s any issues or problems with the neighbors or maintenance issues or anything of such emailing is probably the best way to contact them if they are on it and Brenda was such a help and she just gave me an excellent experience.
