I don’t usually leave reviews, but this place really deserved one. The property is always well maintained and clean. The staff is easy to talk to whenever we need help and they actually follow through on what they say they’ll do. I’ve been really happy with my experience here.

Forest View Apartments is an amazing place to live! The community is clean, secure, and beautifully maintained.
The staff is always friendly and quick to help, and the location is perfect—close to UF, shopping, and everything else. The apartments are spacious with moderni finishes and great amenities. Truly one of the best living experiences in Gainesville!

This was the worst apartment I ever lived in. It’s roach infested. They moved us in apartment that was filthy. The blinds was filthy,The carpet was filthy. The refrigerator was leaking all over the floor. They had to put another one in then nothing out there ever works, they got all the amenities, but everything is closed down. They want you to feel like everything is open for you but no, it’s not,they lie to you your deposit. They don’t wanna give your deposit back and I paid my rent every month never missed payment and they still kept my kept my deposit. I have lived on my since I was 18 years old and I always pay all my bills on time or before time but this is the worst apartment I ever lived in and I moved out as soon as I could, and I’m highly pissed.

Definitely would not recommend this complex. Awful neighbors that throw HUGE rager parties (some maintenance people included) at 5 in the morning with 25+ people with music so loud it shakes the whole apartment/no respect for any other neighbors around them. They do this multiple times during the week and management does not care, even after repeated complaints. Amenities listed are barely available. If you need a 3+ bedroom complex, I'd recommend Brookwood Terrace as management actually cares about residents and gives time for those struggling to pay rent. Life is hard already, this place is insane.

Well, where do I start? A year ago when we first moved in our water heater in unit was 30 years old and caused my unit to be charged an excess in $850 in utilities. I had to argue with the property manager, Stacy, for about 4 months before we were finally reimbursed for this amount. At one point when I tried to have a conversation with her about this in person she kicked me out of her office. Wow! We have not once paid our rent late and almost all my neighbors has had an eviction notice on their door, but that’s the kind of treatment we get. I provided them documentation at the time from GRU stating that the water heater was at the end of its lifespan and needs to be replaced. I requested to both the property manager and maintenance technician at the time that the water heater be replaced and they refused. They “fixed” the water heater. Now, about a year later, my AC did not work for 13 days. Not longer after that, we were informed that the faulty water heater had leaked into the unit below us and flooded it! The same water heater they refused to replace although they were aware it was at the end of its lifespan. They had to remove my water heater and underneath it revealed holes cracks and MOLD, I actually don’t understand how the water heater didn’t fall through the floor to the unit below. I do not believe proper mold remediation has been done in my unit. In addition, we were informed there was structural issues in one of the bathrooms also causing a leak into the unit below us. So for at least 10 days in the past month maintenance has been in and out of my apartment working for hours, turning my home into a construction zone. They had to completely remove one of our toilets and remove the floor concrete and wood and replace it. To fix the area around the water heater took over a week, where for several days we were left with holes in the floor and wall. I was also left without hot water for 5 days. The maintenance team worked hard to fix these issues and I thank them especially since most of them did not work here when I initially requested that the water heater be replaced. However, had management took that request and documentation which was emailed to them seriously, many of these issues could have been prevented. In addition, maintenance had to keep leaving doors open for hours at a time causing flies to come into my apartment which I have been now struggling to get rid of since they started this work. I would never recommend this complex to anyone, and no discount on our rent had been offered even though my apartment has been turned into a construction zone for the past month now. The picture where you can see the circle and hole is exactly where the water heater has been sitting on. I have been put in a dangerous living situations with an apartment with several structural issues. Also, to anyone looking at the good reviews, please be aware that they regularly send emails to residents offering gift card raffles for anyone who leaves a 5 star review. so it’s not as good as it looks.
Update: it’s been over a week later and they still haven’t put the toilet back in the bathroom. I got home today to see maintenance left a mess of rocks right on the stairs and my front door so somebody could fall. They even got ricks and dust all over my door.
