Aqua has a great team, and the maintenance department truly stands out. Mike consistently goes above and beyond—he’s knowledgeable, responsive, and always takes the time to explain what’s going on. Work orders are handled quickly and professionally, which makes a big difference in day-to-day living. It’s clear he takes a lot of pride in his work and the community.

I moved into a ground floor 1BR that my partner was renting back in December 2025 and, due to some of Aqua's enhanced 2BRs opening up that same month, decided to move into a 2BR about 3 weeks after I first moved in. While all the moving was hectic, Aqua's office staff were really helpful in trying to navigate us through a complicated and sometimes frustrating system to make that 1BR to 2BR transfer happen. Staff like Jinky Diaz know this system and were so incredibly helpful to ensure that we avoided redundancies and any unnecessary fees during that process, saving my partner and I quite a lot of trouble and money. The 2BR we moved into is great now but needed a lot of maintenance requests in some places as well. This is no fault of the responsive maintenance crew and the office staff of course, and Jinky really helped us pull through making many of those maintenance requests happen quickly. For example, while we were somewhat disappointed to learn upon moving in that the linoleum in the living room had to be repaired due to some tears and stains, Jinky stayed with us during the process with updates and positive pressure to ensure the maintenance job was done quickly so we could properly move our things into that space and get it arranged. The Aqua staff are super helpful and don't shy away from going above and beyond if your apartment needs some much-needed repairs, and that's a great quality.
Great place to live! The community is well maintained and the staff are super helpful. Special shoutout to Jincly Daiz for always being kind, responsive, and professional. Highly recommend!

A warning to the next tenant of J97- or any future tenant.
I rented this apartment for a year. Here are the experiences I had:
⁃ Every so often you’ll hear a gurgling from one of the sinks, followed by the smell of sewage that’ll fill the apartment. I tried to have this fixed several times over the year, but they never fixed it. If this was a problem before me, it was never disclosed.
⁃ The bedroom’s closet rack was literally held together by zip ties (which were painted over during prior to our lease). Maintenance tried convincing me that they were “new hanging brackets”??? The rack has since collapsed, and they are seemingly refusing to restore it to a usable state. They also haven’t fixed the closet door that was damaged when it fell.
⁃ I have attempted to clean the apartment, but the previous tenant left it in a state of total filth. This also wasn’t disclosed to me when I moved in.
⁃ The dividing wall on the porch was broken with rusted nails scattered in the dirt. I stepped on a rusty nail. The wall was replaced, but I am unsure if they picked up all the nails. This was never disclosed to me before moving in, either.
⁃ The air filter for the AC unit doesn’t cover the whole opening. I’ve had to make an improvised covering for the gap. Due to recent events with my health I am also questioning if the ac unit is full of mold. I’ve attempted to have someone come and look at it.
⁃ The vent in the bathroom doesn’t carry away moisture. Mold will grow about every 3 or 4 months above the shower. I have tried twice to have the vent cleaned but they will only spray the mold.
⁃ There were large gaps between the flooring and the floor molding trim- most notably in the bathroom. To prevent molding, I had to fill in these spaces with caulk after maintenance came and applied what could be only described as a dribble of caulking.
⁃ There are holes in the wall beside the glass sliding door that allow pests to enter the building. They’ve been sprayed but not repaired.
⁃ Water went out 4 times within the first 6 months of our stay. While they say that water line is fixed and there hasn’t been an outage in some time, I have my reasons to doubt that will hold.
⁃ Maybe I’m new to living in larger cities than where I came from, but I was not expecting the additional ~$150 for things like city trash, sewer, water, and electric that the complex shovels onto its tenants. Expect a decently higher total monthly cost than the estimate they give you.
Included are various photos that pertain to complaints listed above. The picture of the sink is an example when material came up with the gurgling and the smell of sewage.
I’ll add to this as my time here comes to an end. I write this merely as someone who’s disappointed in the state of their unit for the monthly rent of nearly 1.6k and didn't want to move again before I completed my degree.
Jinky has been amazing throughout my apartment experience. She has been incredibly helpful and responsive with my lease and any questions I’ve had. Her professionalism and kindness truly made the process smooth and stress free.
