Weeks later, we received a letter claiming $1,590 in charges, including • $1,325 for “extraordinary cleaning” (which they used to lump in fence repair and landscaping charges) • $265 for a “repairs coordination fee” But here’s what actually happened: The fence was visibly rotting when we moved in, and their own third-party inspection from February confirms this. After we pointed it out, they quietly dropped the fence charge, admitting it was removed due to age. This confirmed the charge had no basis. The walkthrough never mentioned landscaping, yet they later claimed we were told to clean it up. That is simply not true. They ultimately withheld $650 for “landscaping,” a charge that had no documentation, no photos, and no defined standard. It was based entirely on their discretion. We challenged every charge in writing with photo evidence, inspection records, the lease, and a full timeline. Because we had the documentation, they were forced to drop most of the charges. But if we had not done that, they would have kept it all without hesitation. Their process was filled with contradictions, unsupported claims, and changing stories. They told us one thing at move-out, then reversed course after we left. This is not a one-time mistake. It is a pattern of behavior. If you rent from them, assume you will be blamed for issues that were already there. Take photos. Save every email. Document everything. You will need it. We were lucky to have the proof. Otherwise, we would have lost over $1,500 to false charges.
