Just here to corroborate some of the more recent reviews. My husband and I have been renters at Estero Oaks since July 2019 and are coming up on 7 years. We have appreciated our mostly quiet unit. Any maintenance issues have always been addressed quickly, parking has never been an issue, and we have enjoyed perks like free coffee and free printing. Aside from the usual rule-breaking residents who speed, smoke (this is a non-smoking property), or leave dog poop on the sidewalk, it has all been something I can live with.
Fast forward to October 2025. Over the years there have been several management switchovers, all of which, from a resident's point of view, transitioned seamlessly. They were generally rational, made small improvements, and mostly continued business as usual. Office staff have always been very nice, though there has been a lot of turnover (we're lucky to still have Taylor though!).
In October 2025 the property was purchased and placed under new management, and it's quite clear this has been a difficult transition based on all these recent negative reviews. As for the smattering of recent positive reviews, take those with a grain of salt. Many appear to be from people who simply went on a tour and (only my guess) are trying to get some move-in discount in exchange for a good review.
For some additional context to other reviews, here is what happened during our recent renewal period. It is true that renewal offers were sent out giving some residents only three weeks to attempt to negotiate, shop around, and make a decision. It is also true that despite it being well known that rents in this region are inflated and have been and continue to drop, management released all renewals at residents' current rates, often $300+ more than what units were being rented for within the same complex, plus a new $34 per month "community service fee." When we asked about concessions, we were told the higher-ups were not open to negotiation and that if we wanted a lower rate, we could move out or switch units.
Three weeks later, after what I presume was a wave of angry residents and others who simply chose to leave, we received an unprompted email with an offer. It was essentially: sign your new lease within 24 hours and we will give you a $1,000 concession. Fine, great, better than nothing. We renewed our lease for 14 months and then plan to move to one of the many new apartments still being built in the area. What I do not appreciate is this new upper management treating residents so poorly, using hardball tactics with an exploding offer, and showing through this process that they are coercive or maybe just really bad at business? I can only assume this will not result in good ownership and that the complex will be run like a slumlord property.
All that to say, this complex could still be a good option for students who can move in and out and are simply looking for move-in specials, as any good money-saving student should. I believe it is no longer a great fit for anyone looking to rent long term or for those who do not like being bullied. Additional word of caution: I would not recommend living here if you need to commute south on Three Oaks Parkway in the morning. Traffic is awful along the stretch to Corkscrew Road and will only get worse as new apartment complexes open further up the road. If you're an FGCU student, it's very difficult to get into the left turn lane during morning rush hour.
I had an awful experience with Evergreen Estero.
I was moving from California to Florida for a job change and started working with them about 3 weeks before my move because I needed to secure an apartment before relocating. Their income verification portal was a mess. I kept uploading documents and nothing would go through properly, so it took around 2 weeks just to get my pay stubs and offer letter reviewed.
Throughout the process, they repeatedly assured me that my previous employer pay stubs plus my new employer offer letter would be enough, and that everything looked good. Then, only 2 days before my move-in date, when I was already in Florida, they suddenly rejected me and claimed they only accept new employer pay stubs — something I could not possibly have until after starting the job and getting paid. That completely contradicted what they had told me the entire time.
I was also told that if I was rejected, I could reapply for free in 30 days. But when I went to the office in person 2 days later, the staff member was extremely rude and unhelpful. She barely showed me anything, only the outside of one apartment and pointed to others on a map. She did not show me any amenities. On top of that, she told me the apartment I had applied for was already rented out, and then said I could not reapply for free after all.
To make matters worse, they had promised that my application fee and administration fee would be refunded if I was rejected, and I never received that refund.
This entire experience was misleading, disorganized, unprofessional, and incredibly stressful during an already difficult cross-country move.

Nice place , but when I moved out they hold my deposit for 350.00 , never been told about the reason , they keep saying the have a new owners , how can be this possible ?

I have been a long-time resident at Evergreen Estero Oaks, and I want to take a moment to recognize Taylor. She is truly wonderful. In a time where genuine customer service can be rare, Taylor stands out as someone who is incredibly personable, approachable, and professional.
From the very first day of her return, you could immediately feel a positive shift in the community. She treats residents with respect, integrity, and kindness, and she makes everyone feel welcome. Those qualities make a huge difference in a residential community.
As someone who has lived here for a while, I saw the community go through a difficult period after she previously left, and I was honestly considering moving elsewhere. However, now that she is back, the difference is noticeable. Her presence alone brings a sense of stability and care to the property.
I am very optimistic about the direction of the community with this new management team. If they continue raising the standards the way they have started to, it will absolutely make me want to stay here for many more years.

In the end, Evergreen Estero's new manager did attempt to resolve the issue but was hindered by the upper management's lack of communication. They ended up hurriedly UPSing the refund check, but neglected to confirm the address first. For multiple days, the manager tried to get through to the Accounting department to void the check and resend to the new address.
By some miracle, my old apartment allowed me to access the package and I recovered the check. However multiple attempts to call the office at Evergreen to ask them not to void the check went unanswered yet again, and as of today I haven't gotten any call back regarding my messages. Hopefully the check clears, and I can at least count on Pegasus not voiding it in a timely manner so I can finally be done with this place.

Been calling multiple times daily since last week, left multiple voice mails starting from last Friday, and no call back. The office has only answered once on Tuesday, and that person said the manager was in a meeting and couldn't help me and would call me back. This person called me back that day but only to ask my name to pass it along to a manager.
Two days later, still no answer or returned phone calls addressing the issue. This review is staying until the office can resolve my issue regarding a refund.
Pegasus Management has been equally silent and unhelpful despite two voice mails left with their office, so steer clear. This is a potential applicant being ghosted on receiving a $200 refund from December for a cancelled application (with an email from the manager at the time confirming I was receiving one), and now in March the office can't or won't assist in addressing this issue.
It's ridiculous enough that an apartment complex's success rate for answering phone calls is 1 out of 10 calls, and with no resolution.
