I have been a long-time resident at Evergreen Estero Oaks, and I want to take a moment to recognize Taylor. She is truly wonderful. In a time where genuine customer service can be rare, Taylor stands out as someone who is incredibly personable, approachable, and professional.
From the very first day of her return, you could immediately feel a positive shift in the community. She treats residents with respect, integrity, and kindness, and she makes everyone feel welcome. Those qualities make a huge difference in a residential community.
As someone who has lived here for a while, I saw the community go through a difficult period after she previously left, and I was honestly considering moving elsewhere. However, now that she is back, the difference is noticeable. Her presence alone brings a sense of stability and care to the property.
I am very optimistic about the direction of the community with this new management team. If they continue raising the standards the way they have started to, it will absolutely make me want to stay here for many more years.

Evergreen Estero, been calling multiple times daily since last week, left multiple voice mails starting from last Friday, and no call back. The office has only answered once on Tuesday, and that person said the manager was in a meeting and couldn't help me and would call me back. This person called me back that day but only to ask my name to pass it along to a manager.
Two days later, still no answer or returned phone calls addressing the issue. This review is staying until the office can resolve my issue regarding a refund.
Pegasus Management has been equally silent and unhelpful despite two voice mails left with their office, so steer clear. This is a potential applicant being ghosted on receiving a $200 refund from December for a cancelled application (with an email from the manager at the time confirming I was receiving one), and now in March the office can't or won't assist in addressing this issue.
It's ridiculous enough that an apartment complex's success rate for answering phone calls is 1 out of 10 calls, and with no resolution.
Although the apartment didn’t quite meet what I was looking for, Taylor took the time to sit with me, listen with genuine concern, and help me think through the best solution for my needs. She also educated me about the area and made me feel truly at home. I will always remember her for that.
I wish more people offered the same level of kindness and professionalism. If this community had elevators, I would have signed a lease that same day.
We recently became under new management. They are trying to charge tenants who are up for renewal HUNDREDS of dollars more a month vs. new residents for the same models. See other reviews.
A two bedroom two bath on the website for new tenants is $1800 ish but current residents for this community trying to renew $2200-2300 or so? Gross. That’s about a 20% pricing difference that adds up to THOUSANDS a year.
This complex has a tendency to switch management, causing inconsistencies in maintenance care, communication and overall environment.
The units are a hit or miss, we lived in 3 different units, some great others poor appliances.
The main thing to consider when deciding this complex is the location!! Yes you are close to various grocery stores and shopping complex; however, you are also next to a university, and 2 schools. You are on the corner of 2 main streets and continuous construction.
If you are someone that works full time onsite, leaving the complex can be a hassle. If you are an adult or have kids, be aware you live across a college student living complex (meaning people speeding through our unit and noise parties).

Taking the management and appliances out of it, as those always change, but look into the geographical location; visit the area on peak hours/seasons and decide if this is how you want to live. There are better unit locations that are worth the price (or even cheaper)
