    In an effort to further WARN future homeowners from purchasing in this community, I would like to add to my review from ten months ago. The pool, which was promised by the HOA/developer (DDC Management) - was just opened September 29, 2023. Keep in mind, we were initially told Fall 2022. This community is so sadly laughable with the developer controlled HOA, and the incompetent HOA Management company they have selected, Leland Management. Since move in, there has been nothing but disputes. The HOA/developer and management company not only does not care, but will laugh in your face during the HOA Annual Budget meeting, as they smack gum and sip on their iced coffee, when asked a question they don't care for. After they roll their eyes and smirk for good measure. The HOA "President", Megan Willbur, in our most recent Annual Meeting - attempted to turn cameras away (which we made her put back on the board), and then when that did not work, she would place a folder in front of her mouth so she could talk about the homeowner as they would bring items to the Board's review. Since move in, there has been no accessible walking trail, although we've been gaslit and told in each meeting that "it has been walked by us/our landscaper and it's good." The "walking trail" has a 12' palm tree buckled over, flooding, 6' grass, and our HOA has not even been kind enough to mark with a sign. Since move in, our promised access to Lake Moore (at contract signing) has been omitted as an amenity; Keep in mind, until a month ago, Ryan Homes STILL had Park and Lake Access on their Site Map for this community. "Well, this was actually never in the plans for the community. We've asked Ryan Homes to remove that, I'm not sure why you all were told that." Since move in, our promised dog park alongside the clubhouse/pool has been omitted as an amenity. "I know this is listed in the CDD docs listed with the city, but this is just a placeholder. There are no plans for a dog park and were not plans for a dog park." Since move in, our promised playground is a "tot-lot" with no benches to even sit to watch the kids. It is NOT open, as they constructed it WITHOUT a permit. Now, they have to go back and make it correct with the City, which they still have not completed to date. There is a stop work sign since March 2023. The HOA/developer and management company are not only fully aware, they do not care whatsoever. There are NO play facilities for any children over the age of 4. The two swings provided are for toddlers. "The 3D renderings you all were shown at sales were never meant to be provided, and were a draft. There was always going to be a tot-lot, as that is what we sent to the City." Since move in, our clubhouse and pool did open (9/29/2023) - however not after learning that the company the HOA/developer used was in suit and in danger of financial insolvency. This was the true reason for the delay. The HOA knew, did not care, and continued to use the vendor, with full knowledge of the financial issues, ghosting, and use of one person for the project (not a crew), unlicensed. I was told it was fine, this person is just working under the license of the contractor - who is never on site - by himself! Not to mention, the pool and clubhouse - for 434 homes to be complete - has only a MAXIMUM of 62-people capacity, 14 metal fabric chaise lounges, and a handful of other metal tables and chairs by the pool. The "clubhouse" has four small metal tables with 16 total chairs, and one small shelf for a crock pot. There is nowhere near enough space for the community, and the "resort style" amenities are more akin to a private backyard pool. When we signed, we were promised a clubhouse with refrigerator and cabinet set, outdoor sofas with cushions, and outdoor chairs and chaises with cushions. Since move in, the only thing I love is my home and my neighbors. However, I WOULD ADVISE TO NEVER BUY HERE. Ryan Homes does not care, and will lie about anything to sell. The HOA is disrespectful and will belittle you in meetings, and ghost you otherwise.

    Walking into my first home buying purchase was slightly nerve wracking, but I could not have been working with a better team. They were helpful, kind, and answered all my million (probably annoying) questions. They never made me feel pressured, and truly made me feel like creating my family’s dream home was our goal together. From start to finish, every question or concern I had was met with grace, and addressed in a timely manner. I’m so in love with my new home.
