I currently reside in Davenport, and my parents have requested some insights regarding the new Del Webb community. I found the pricing quite steep, especially given that it involves new construction. The starting price is $403,000 for a 1,400 square foot, two-bedroom, two-bathroom home. It's worth noting that this price reflects builder-grade finishes, so with upgrades, total costs could exceed $450,000.
In comparison, for about $400,000, prospective buyers can find homes over 2,000 square feet in the Davenport Del Webb community, which is conveniently located within 5 to 10 minutes of shopping centers, restaurants, and a hospital. Conversely, the Lakehaven Del Webb community is situated in a more isolated area, requiring a 15 to 20-minute drive to reach the nearest Publix or Walmart, and around 30 minutes to get to a hospital. Overall, the pricing for this development seems disproportionately high given its location and the square footage available.
