    Potential Buyer Beware!!! We are about to close on two properties at Del Webb Oasis and the last couple of weeks prior to closing have been horrible. We had a great experience with our sales team as well as construction team; however, there are two things I wish I would have known along the way... First, they dictate your closing date whether it's weeks (or months) before or after the "estimated completion date" they give you when signing. We were told beginning to mid-April when we signed in November, our construction team kept saying middle of April along the way as well. Then mid-March out of nowhere the closing office reached out to say we'd be closing at the end of March. They provided the date with no flexibility, and even when we got management involved they stated that's our closing date no matter what was previously stated and we had to close on that date or would be in breach of contract.. Second... Pulte is not transparent and VERY secretive with how much they supplement the HOA to keep the fees low for sales purposes. Despite us being at the end of March we still don't have an approved HOA budget for 2026. Pulte is dragging their feet in releasing that budget so that they can sell the remaining 10 homes left at the property. They currently supplement 20-30%. So beware that once Pulte leaves the development and residents are responsible for all HOA fees, your HOA will increase by at least 20%, closer to 30% should you keep all the amenities that Pulte "offers" as part of the community. This was never transparent to us, and every time we asked them about supplementing we were always given the runaround and never a clear answer. I wish both these things would been disclosed at the beginning. What started with a great experience has now left us feeling like Pulte was secretive and dishonest the entire time. We will never purchase a home through them again. BTW the majority of residents at Oasis that are learning about the HOA increase are VERY upset as well. They will do the same to Lakehaven.

    I currently reside in Davenport, and my parents have requested some insights regarding the new Del Webb community. I found the pricing quite steep, especially given that it involves new construction. The starting price is $403,000 for a 1,400 square foot, two-bedroom, two-bathroom home. It's worth noting that this price reflects builder-grade finishes, so with upgrades, total costs could exceed $450,000. In comparison, for about $400,000, prospective buyers can find homes over 2,000 square feet in the Davenport Del Webb community, which is conveniently located within 5 to 10 minutes of shopping centers, restaurants, and a hospital. Conversely, the Lakehaven Del Webb community is situated in a more isolated area, requiring a 15 to 20-minute drive to reach the nearest Publix or Walmart, and around 30 minutes to get to a hospital. Overall, the pricing for this development seems disproportionately high given its location and the square footage available.
