  I was going to look at the community but heard horrible comments from many people on low quality of there homes,glad I stayed away,over priced garbage!!!!

  I purchase a home from Toll Brother in the Royal Palm Polo community Boca Raton FL. Michael Manditch, Director of Production & Quality has continually lied to us about items that should be under warranty by Toll and its sub contractors. Here is a letter with items that they screwed up on by Michael Manditch, and Sol Yarmush, Toll Brothers Area Production Manager. These items have caused 9-month delays by construction mistakes on “upgrades options from TOLL Design Center” which is not correct. 1. Primary Master Bath Hers/His Wrong Marble Installed Not According to Plans – Removed & Replaced 4-weeks 2. Primary Master Exercise Room Short Built Cabinets Not According to Plans – Added Drywall Layers 1-week 3. Secondary Master Bath Wrong Mismatch Marble Installed – Removed & Replaced 2-weeks 4. Backyard BBQ Wall Wrong Wall Opening Not According to Plans – Added Cinderblock 1-week 5. Upstairs Loft Bar Plumbing Wrong Plumbing Placement Not According to Plans – Moved Plumbing 1-week 6. Front House Exterior Wrong Facia Bands Installed Not According to Plans – Removed 1-week 7. Front House Crown Molding Wrong Crown Installed Not According to Plans – Removed & Replaced 1-week 8. Balustrades Front & Rear Wrong Color Installed Not According to Plans – Removed & Replaced 2-weeks 9. Hi hats, AC Vents, Outlets Wrong Placement Not According to Plans - Removed & Replaced 4-weeks 10. Exterior Ceilings Wood Upgrade Wrong Durock for Wood Ceilings - Removed & Pending Replacement 4-weeks 11. Governor Driveway Install Wrong Install Not According to Plans – Removed Excess Pavers 1-week Wrong Pavers Color Installed – Pending Removal & Replacement 4-weeks 12. Family Room Limestone Wall Wrong Durock Installed for Limestone Wall – Removed & Replaced 2-weeks Limestone Order Not Enough – Pending Order Balance 4-weeksMichael, it is evident that Sol Yarmush, the current Toll Brothers Area Production Manager, may not have made you aware of the delays caused by construction mistakes since your email places the construction delays on “upgrades options from TOLL Design Center” which is not correct. Now after closing they will not fix the pool which is salt water and the pump was not working at the closing day walkthrough. They claim you signed off at closing and its your problem! I and many other in the development feel Michael Manditch, Director of Production & Quality should be fired!!! He is quality lying to save money for Toll Brothers.
