    Joe Dichio was so helpful throughout the whole home buying/home hunting experience. Buying my first home felt like a huge milestone, and I’m extremely grateful that I had Joe Dichio guiding me through the entire process. He was so patient with my husband and I and he went above and beyond in every way, answering all our questions, breaking things down so we understood each step, and always being available when we needed him.     I've been living in River Hall for over 3 years. Greenpointe continues to build hundreds of new homes in Hampton Lakes and nobody knows how many more years will pass before these homes are completed so they can complete the final lift for the private community streets. Another issue that makes me upset is that I recently learned about Radon gas. Radon gas above the EPA baseline at 4.0 is very dangerous and is the second leading cause of lung cancer behind cigarette smoking. My home is testing for Radon gas in the cooler months around 3.9 to 4.7 and the warmer months are around 2.5 to 3.5. This is not good. Had I known about this Radon gas levels, I would not have chosen River Hall, but nobody ever informed me about Radon gas levels in River Hall. It's disgraceful and the builder should have disclosed Radon gas, they know all about it in their line of business! So apparently there are fixes to mitigate the level of Radon gas in the home. See YouTube for lots of good videos. I think the builder should have tested the lot and included a Radon gas mitigation system at no additional cost at the time before my slab foundation was laid, it would have been very easy and cheap for the builder to install a very effective Radon gas ventilation system. Shame on the builders, no doubt they know all about Radon gas! And shame on Lee County for not regulating and ensuring that residents are safe from the EPA baseline of 4.0 for dangerous levels of Radon gas exposure. SHAME SHAME SHAME ON THEM ALL! Pulte Florida Homes only has a 1 year warranty for serious problems of foundation settling. They don't stand behind their product. I had damage to my home after less than 18 months the foundation settled causing some tile damage and Pulte is so cheap they won't even send their tile tech to fix the cracked tiles even though I have the materials and just want a little help from the builder. I think Pulte Florida Homes sucks. I won't stay here long. I worry more damage will happen to my house. Also, this is a poorly managed township with no community representation, basically the land developer Greenpointe controls the HOA Board and even as the development is nearly completed in phase one they still keep a majority control over the HOA and so the infrastructure is poorly maintained. Street light poles are still leaning over one year after hurricane Ian and Greenpointe doesn't care to intervene to get FPL to fix them. They'll just let them fall over next big storm and damage property, the private community streets that we pay to upkeep are cracking with fissures forming and potholes everywhere, with uneven surfaces causing large pools of water when the rains frequently come. Property taxes are paid mostly to a government entity called River Hall CDD, but they do nothing about the infrastructure and always point fingers at the land developer Greenpointe. There's a serious failure of centralized public works maintenance agency to oversee the private community we pay Hampton Lakes HOA dues to Evergreen and the HOA Board is dominated by Greenpointe so there's a serious conflict of interest. The community is not being kept clean and nice looking. They are allowing the streets and light poles to remain unsightly. A serious conflict of interest between tax paying homeowners and the land developer Greenpointe.

    They have 3 different communities in there: Cascades, Hampton and Country Club of River Halls. There is a school in this community. The newest is Hampton and is growing fast.
