    I have worked with appointments with several different customer service representatives while I wasn’t sure what dates I could make and change our dates to view homes all were very kind to work with us, I really had a lot of trouble with paper work required on how to download the deferent information but my loan person was great and patient and helped me get through it, my sales person was also great and patient answering all my phone calls and questions, all persons I contacted through email or phone calls were extremely kind and understanding

    We had a wonderful experience with Ryan Homes, we love our house! Every detail has been carefully thought out from the electrical outlets to rooms & closets layout and one level living (not including the basement). The homes are simply beautiful. They also include built in lawn irrigation systems, sod, trees, and they will mow your front and back lawn for you. We highly recommend Jay in sales to go over the options. He is very knowledgeable and warm. Staff in general are great - we were very happy with everyone we worked with. Our project manager, Zach, consistently went above and beyond. When you buy a new build, the person you’ll work most closely with is the project manager because they oversee the entire build. Zach sent us weekly videos, fielded questions and worked with our inspectors closely. I learned so much about the different systems in the house and how they work. Bring a notebook to the walk thru and take notes, they share important tips. There were some lessons we learned throughout the new build process: 1. It’s good to have an independent inspector at 2 points - the pre-drywall phase (to review the studs, electrical, hvac, etc.) and around the final walk through. Luckily Ryan allows this (some new builders do not). This increased our confidence in the build. 2. You should also have your own settlement attorney early in the process. We used L. Echevarria, they were wonderful. 3. If you decide to pay extra for the floating rate feature which lets you have the option of changing interest rates should APRs drop, make sure you email the mortgage team 30 days in advance. We missed that boat because we thought it would be more automatic. They sent a reminder from another email address and only to one of us so I thought it was spam and didn’t catch it. At least they refunded the fee but we missed out on a lower interest rate by almost one percentage point! I encourage Ryan to update their policy so the process *automatically* floats down to a lower rate if one is available during the opportunity window. Paying for the feature in advance should be enough to signify that we want to exercise the float down feature if options are favorable. 4. If there are any issues, get them fixed before closing. If you bump them to the warranty, it may take longer. 5. Note that you shouldn’t let the moving van park in the driveway. We haven’t had an issue because we are aware but big trucks are too heavy for the driveway and may crack it. 6. If you have large dogs, the fence height limitation is 4 feet. There is only one type of fence allowed and it is not a privacy fence. It’s a black aluminum fence which I think is ugly but I guess doesn’t hide pond views from neighbors. Other than that, the community is in a great location, very quiet and peaceful, and there are beautiful trees and ponds all over. We are very happy.

    We are New Yorkers, currently in the process of building our retirement home at Azalea Woods in Georgetown Delaware. The house that we selected is the Cumberland, which is a one floor ranch, 3 bedrooms and 2 bathrooms. Although we had seen this property at another location, we made the decision to buy at this location for a few reasons. First of all, we did not want a 55 and older community because I simply love children, families and well...life! We also wanted to be in a diverse community, a community in the process of change, and one where we could be a part of the forward shift that would occur. We were also so extremely happy with our Ryan Representative, Liz Drury. From the very first virtual meeting that we had with her, we felt very comfortable. Although super nervous, especially me, our in-person meeting was GREAT! She always made us feel important and let us know that selecting any property was a huge decision. My history of watching horror movies was taking its toll on my imagination. (Delaware has A LOT of green fields) But then one evening, she sent me a magnificent picture of the sunset. She was on her way home, and thought that it would be great for me to see the possibilities of moving into her state of Delaware. The thing is, that she didn't have to send that photo. After all, I had already contracted. But she knew that I (not my husband) was nervous, that one picture, that one thing and moment made me feel a bit better. And then there's John my project manager. A smart, young man who always takes a moment on Friday to update us through photos or videos on the progress of our home. He communicates regularly and has been a person of his word. I have been watching the house go up, and though his meticulous and watchful eye, I believe that the finished product with exceed my expectations. In fact, my last visit was two weeks ago! I met Phil, Liz's partner, in the office. Phil has been witness to my Michael Myers distorted fear of relocating. He has been such a warm and kind person, really helping to ease my nutty fears of, trees, grass, the woods and....whatever else comes to mind about the country. Given all of these experiences, I can truly say that we are EXCITED AS CAN BE about moving to Delaware and into our CUMBERLAND home! If you're looking for a wonderful experience, the Azalea woods team is the way to go. They go above and beyond to make buying a Ryan home a respectful, enjoyable and exciting experience. Did I mention that my build time is about 4-6 months? Can't wait for moving day. Liz, Phil and Jon, you bring the cupcakes, coffee and drinks on me and Pop!
