    My experience with Rialto Apartments was extremely unprofessional and poorly handled. I submitted an application and was later told they are no longer leasing units because the building is being converted into condos. While that decision is understandable, the way it was communicated—and handled afterward—was not. I was told I would receive a full refund on my application, which never happened. More concerning, every attempt to follow up or speak with a manager resulted in my calls being disconnected, rudely hung up on. This level of disregard for applicants is unacceptable. At a minimum, there should be clear communication and basic professionalism throughout the process. Unfortunately, that was not my experience here. Yet to receive refund, no calls or follow ups have been returned per management.

    I waited over a month before posting this review to allow management a fair opportunity to resolve these issues internally. Unfortunately, many of the problems reported at move in remain unresolved, and there has been no meaningful outreach from senior management. There was no formal move in walkthrough or documented quality assurance review. Within the first week, I reported multiple deficiencies. Several plumbing issues remain unaddressed, including ongoing sink problems and washer concerns. Paint throughout the unit was thin, uneven, and already chipping at move in. Light fixtures required attention. Closet racks were improperly installed or insufficient. These are basic turnover and habitability standards. There was also confusion and inconsistency surrounding my security deposit at move in, which should be clearly documented and handled accurately from the start. The most serious and ongoing concern is building access. My key fob still does not reliably grant entry to all building doors. The front entry call box will not allow me to be added for access. I have missed multiple deliveries, including prescription medication, because drivers cannot access the building or contact me. It took three weeks just to receive a second fob, and access programming remains inconsistent. Garage access has still not been properly established even after requesting a paid parking spot. Mail access required lock replacement and remains unresolved, I have mail I cannot access. Access to your home, vehicle, and mail are not luxury amenities. They are essential services!! There is also frequent non resident traffic attempting to gain entry and unusually heavy visitor flow to certain upper floors (PH) at all hours. I will not speculate on the cause, but access control and building oversight appear inadequate for a property marketed as secure. While onsite staff have responded at times, escalation to management has not resulted in meaningful resolution or executive communication. For the rental rates being charged, this level of operational failure is unacceptable. The most reliable person is the daily cleaning guy. Prospective renters should be aware that move in readiness, access reliability, plumbing responsiveness, and security oversight may not meet expectations. I hope ownership and senior leadership address these concerns promptly and provide appropriate remediation.

    Would not reccomend living here.This building has a lot of issues that could be resolved easily with better property management. Since living here the elevators have been broken constantly. The only way you are able to access apartments when the elevators go out is to hope someone props the door open to the stairwell. We arrived back today to the front door of the building handle barely attached and elevator not working. The doors to the street often are propped open and left that way making the lobby not very secure. The people who work here on a daily basis doing building maintenance are very nice and do a good job. But the larger issue is that there is no consistent management that are easy to contact when issues arise. One elevator has been out of service for months now. Leaving one working but it breaks often. The apartment finishes are nice but that's not enough to make this a great place to live. It takes a long time to get maintainance issues resolved as well and the retail spaces in the street level building remain empty with the window decals falling off and signage just barely attached. Again, it's probably not the day to day managements lack of trying but a higher up issue. I'd say look elsewhere to spend your hard earned money. As you can see from my other reviews I usually only write postive feedback on Google but the experience of this building has been so bad that I want to join others in warning you to stay away.

    This place looks nice to live but the fees they charge are astronomical. I was told that utilities and all would be an estimated $80 a month (on top of the pepco account you open for yourself). There were months where all in all utilities would come to $200 for a one BR apt. There is zero transparency in the breakdown despite asking multiple times. Why am I responsible for the HVAC cost of the whole building and separately pay Pepco? Why does sewer cost fluctuate so much month to month? There’s also so much inconsistency in messaging. Some months we would have a security guard, others they would get rid of them and not say why. We were promised peepholes in our doors and that was never fulfilled. And I had to nag the leasing office to return my security deposit weeks after move out.
