    My experience at 2400 Pennsylvania Ave Apartments has been truly abysmal. I do not recommend that anyone live here. This is by far the worst apartment building I have lived in -- and I have lived in many buildings, including elsewhere in DC. First, the management team is very unprofessional. As another commenter mentioned, they charge a hidden $500 move-in fee and stonewall when asked about it. I will continue to challenge them for charging me this fee and am preparing to contact the Office of the Tenant Advocate to take further action. A rent-controlled apartment cannot indirectly increase the rent through made-up fees. Second, my apartment smells like smoke. The smoke smell is so strong that it literally routinely wakes me up during the night, to the point that I have to open windows to air out my apartment (which is horrible in the dead of winter). I have complained to building management multiple times about the smoke, and they have done nothing. Third, and most disturbingly, my combined CO2/fire alarm started chirping every 30 seconds one day. In *every other* apartment building I have lived in, a chirping alarm is considered an emergency. A chirping alarm means that the fire and CO2 alarm is defective (in my case, the casing indicated that it was from 2017 and had reached the end of its life) and therefore it likely brings the apartment out of compliance with the fire code and makes it essentially uninhabitable. (To say nothing of the fact that it would be impossible to sleep in the same room as an alarm sounds off every 30 seconds.) This is particularly unacceptable in an apartment with an old gas stove, which mine has. I called property managers early in the day the alarm started chirping to alert them of the situation. They told me they would submit a ticket. When I returned home from work, the alarm was still chirping. There is literally no emergency maintenance number to call. No one has been able to tell me when the alarm will be replaced and when I will be able to inhabit my own apartment again without a non-functioning, incessantly chirping alarm. This has truly been an awful experience at 2400 Pennsylvania Ave Apartments. I would actively discourage anyone from living there. They give no appearance of caring about laws, regulations, or resident satisfaction.

    Extremely disappointed with the way the apartment manager who is handled a recent situation. Without any valid reason, she threw out a tenant’s freshly delivered grocery order—over $200 worth of food—by leaving it outside the building, completely exposed and ruined. This kind of behavior is unacceptable, unprofessional, and shows a complete lack of respect for residents’ property and well-being. Tenants deserve better treatment and accountability from management.

    The bulding is deteriorating because of poor management, and repairs are worse than the problems they are meant to fix. Window repair is an example. It was popped into the frame without fixing it, leaving a gap which will cause it to pop out again, as before. The management team is only good for saying hello and receiving packages. Beyond that, they feel no sense of responsibility towards or care about current tenants. I prefer to be treated professionally without a smile, rather than be smiled to and ignored.
