Keeping it honest. I have lived here at 2M Avanath for 11 years. 2014 I moved into a beautiful brand new gorgeous building. This building was a new journey for me and I embraced it with welcoming arms. This building was my safe haven. Now fast forward a couple of years, under the management of William C. Smith a few water issues were pipes busing , a few fights with the residents and the rental office staff, a few fires in the building, the smoking of Marijuana in the building, shootings in front of the building, the trash room floor looking like a landfill because some residents won't put their trash in the chute. Now fast forward a few more years new management same problems and a few new ones,.residents stealing groceries from residents doors, elevators being down, no heat, no hot water or no water, no air, some residents allowing their dogs to poop all over the sidewalks but keeping it honest a lot of buildings have been built and residents form those buildings are to blame as well. That saying it takes a village to raise a child, well it takes a village for us to work together to keep our building safe and clean. IManagement needs to do better but keeping it honest some of our residents need to do better as well. That's the only way we are going to make Avanath at 2M my safe haven again. I loved living here once keeping it honest now I'm just living here. Right now I have a on again off again love hate relationship with Avanath 2M. With all the issues with the building and some residents. This is a good place to live but we can make it a great place to live. Working together is the key.

4/15/2026, My mother is a 64 year who’s visually impaired. currently right now it’s 93 degrees in our unit. She’s suffering everyday to even get up. It’s been going on for about three months now. It was told they will have it fixed two weeks ago. Instead of fixing it they gave us one plastic fan for a two bed room apartment. I’ve tried to reach them every way possible still the same answer. We suffer were to we’re scared to cook.

The level of nonchalance for my wasted time and wasted money today is amazing. I scheduled an appointment to see an available unit. I arrived 20 minutes earlier then scheduled. I shared with the concierge the purpose of my visit. She stepped away to let leasing know of my arrival. She came back, asked security where the gentleman that was to assist me went. That person left the building. The concierge tried to assist but was unable to access the keys for the unit. In fact, as explained, no one would be able to access the keys, not even leasing. I asked, who will be called to address the key issue and my presence here. I was told there was no one to address any of it and to reschedule. I asked, how am I to reschedule if I don't know when the issue will be resolved.... Are you not able to contact someone when you're having access issues? After a few circles, the concierge left to make a call. She returned to tell me that the person who deals with this particular issue is on other properties and is not sure if they'll make it today. I waited for further details or instruction, there wasn't any.
I'm a pretty patient person but having my time and money wasted with no resolve doesn't sit very well with me. Is this the level of professionalism I should expect to receive as a tenant?
A first impression is a lasting impression.

I been living in the townhouses for awhile now I won’t refer anyone to live in this building bullets have came thru my living room and in living room from two separate incidents. It’s crazy security don’t even secure the outside of property at all. If you love loud music and seeing dead people and grown men who don’t live in 2 M Street hanging in front then welcome to 2 M Street where you might end up on the 10 clock news. The dog park it’s a shit stop the tenants let the dogs shit anywhere and don’t clean it at all. 2 M Street is the new Taylor house honestly stay safe and don’t move in this building at all run and don’t look back🙏🙏🙏🙏🙏🙏

Corporate is unreachable, and it appears on-site management hides ongoing building issues from them. Staff is dismissive, unprofessional, and inconsistent. Maintenance problems are ignored or falsely marked as completed, and nothing gets addressed until residents become upset.
Ongoing issues with my thermostat and bathroom temperature have never been properly resolved. When I first moved in, my clothing was stuck in a washing machine for days before anyone helped. Now, ahead of a regional visit, sudden “last-minute” repairs are happening—painting walls and fixing holes that were neglected for months. The timing is very telling.
I have also experienced inappropriate sharing of private grievances among staff, which directly affected how I was treated afterward. This is unacceptable and unprofessional. Residents should not feel they have to be “liked” or overly accommodating to receive basic services.
I am not posting anonymously, and I stand by my experience. I would never recommend living here. This property is unstable, stressful, and uncomfortable, and residents are not treated with respect.
And with all that being said, I wouldn’t refer a street rat to live here because it’s not even OK
