We recently moved out of Curio 269, and leaving was honestly a relief.
For approximately four months, our ceiling was actively leaking, with water flushing into our apartment. Despite repeatedly notifying property management, the issue was largely ignored and never properly resolved. During this time, my MacBook sustained water damage due to the ongoing leaks. Rather than taking responsibility, management refused reimbursement and instead blamed me, stating that because I was aware of the leak, I should not have left my computer anywhere in the apartment where damage might occur.
To make matters worse, when we moved out, we were charged for alleged “damage” to the unit—despite the fact that the only damage present was directly caused by the unresolved water intrusion from the ceiling.
Package delivery is also a major issue at Curio 269. Packages are routinely left scattered all over the lobby floor with no organization, security, or accountability. If you move into this building, expect to find your deliveries unattended and piled up in common areas. I have never seen anything like this in any other apartment building.
Security overall is a concern. The parking area has no gate, and our car was broken into, as were the cars of other residents. When residents raised concerns and asked about installing a gate, the only response from management was a text message telling residents to “lock their cars.”
Finally, interactions with the management office were consistently unpleasant. The person in charge of the office, Jillian Parkin, was repeatedly rude, dismissive, and unprofessional in her communications. Issues were not handled with basic courtesy or accountability, which made already serious problems even more stressful.
Overall, this was one of the worst property management experiences we’ve had. Between ignored maintenance issues, lack of security, chaotic package handling, and unprofessional management, I would strongly caution anyone considering moving into Curio 269.

Confirming what others have commented about Jillian, the property manager. She really is the best: professional, responsive, and actually listens to your concerns and does her best to help. Every apartment comes with its issues, but having good management makes the difference and Jillian and her team does that. The property is new so it has all the pros of a newer building with great amenities, but it's also working through some minor growing pains which Jillian has been managing very well imo. Highly recommend checking it out.

I recently toured with Jillian at Curio and i must say she was very professional and kind. The residents all seemed very friendly as well. The rooftop deck is such a plus for a property in New Haven. Im hoping to apply soon and make Curio my new home here in New Haven.

Living at 269 Orange St is amazing! The gym is top-notch, and the outdoor lounge on the second floor is the perfect spot to unwind. It’s got a chill, welcoming vibe that makes it feel like New Haven’s best-kept secret. If you’re not laid-back and ready to vibe with the flow, maybe keep searching—it’s too good to mess up!

I've been one of the first tenants, and I will say the beginning was rough due to the continued and delayed construction till Nov last year, the old leasing office was also terrible. BUT leasing and management changed to a new one and it has been a VERY noticeable change. The leasing/property manager Jillian is super kind and friendly (my dog loves her too!) and the guys from the general contractor are all so nice and helpful! It's become such a hidden gem since I think bc of the delayed construction, my building missed out on a lot of students that needed to start leases earlier on. The amenities are also top notch and way less busier than places like Audubon.
