  We have been renting from Grace for about 9 months now and have been nothing but pleased with the experience! The two times we have made maintenance requests they had someone to our house ASAP. They even go the extra mile not to just put a bandaid on a problem but actually do it right even if it takes multiple days. Shout out to Sean for always helping us when we need!

  We transitioned to Grace Property Management last year and have mixed feedback. On the positive side, our manager is professional and usually responsive, and when things are "status quo," the rent collection and payment process works fine. However, we’ve encountered significant issues with maintenance costs and communication: Maintenance Pricing: Their quotes are consistently 3–4x higher than standard retailers like Home Depot or Lowe’s. For example, a flooring project quoted elsewhere for $800 was priced at $3,000 through Grace. Because they refuse to oversee or walk through work done by outside contractors, out-of-state owners are essentially forced to pay these premiums. On top of this, Grace charges an additional coordinating fee of 10% for work rather than a flat fee which is exacerbated by the much higher job premiums. Late Rent Communication: We recently had a tenant 30 days late on the final rent payment, but we received no notification until we reached out Grace ourselves. No late fees were applied, and once paid, the funds were held until the next month's standard cycle. In short, they are capable for day-to-day tasks, but the lack of flexibility and high repair costs make them a difficult partner for major projects or complications.

  Grace Property Management & Real Estate have been so supportive with any issues I have. Home we are currently in is nice, but obviously sometimes there’s issues. I really appreciate them responding right away to my orders I put in, and immediately going to check out wants going on with the property, getting it fixed and leaving us satisfied. Thank you!

  I have rented from Grace for a long time. Each time something needs to be taken care of at the house they take care of it in a professional and timely manner. Margarette is a wonderful and fair property manager. This time the house needed a kitchen update and she procured the right people for the job and it looks wonderful!!! Thanks again GM and Margarette.
