  I’ve had an extremely frustrating experience with Avila Eastlake, largely due to the property manager, Elie Henry. Once a demand notice is issued, he refuses to accept payment—even when you’re actively trying to resolve the balance. Instead of working with residents in good faith, the approach feels rigid and punitive. Communication is poor, professionalism is lacking, and there’s zero effort to find reasonable solutions. This is not how tenants should be treated, especially when they’re attempting to pay and comply. The overall management style comes across as dismissive and unnecessarily hostile. If you’re considering living here, be aware that flexibility and fairness are not priorities. Based on my experience, this has been one of the worst-managed properties I’ve dealt with.

  Be prepared to pay for parking when you visit family and friends at this property. They also jack up the parking price on the weekends!!

  This has been the worst experience. Parking is a nightmare and the office ignores. Now neighbors have resorted to slashing each other's tires. STAY AWAY

  We have lived here for over a year so far it has been great. there are minor issues such as parking, however most of the maintenance team is professional, kind timely and communicate. However the maintenance man Lawrence has been absolutely disrespectful first to my wife and then to me. (with him explaining that’s just how he speaks to everyone) he was extremely rude to put it mildly and it was the worst experience I have had with any maintenance person. The rudeness sprang from me saying it’s not of to speak to people especially women like this because it’s stressful and intimidating to people like my wife. Also he wouldn’t have spoken to me in that way but because he was speaking to a woman he decided to be aggressive and hang up on her as if his job is a a bother to him. We are now sitting 87 degree weather with no answer on what happens next a time line or even who will be coming
