Lived here 2.5 years — read this before you move in.
Before believing the sudden flood of 5-star reviews that appeared a month ago, read this from someone who’s actually lived here long-term. I’ve been here for about 2.5 years and have seen major changes — most of them not for the better.
Move-in & First Impressions
When I moved in, I ignored the bad reviews because management offered what seemed like a good deal: they’d sold my 3rd-floor unit out from under me but upgraded me to the top floor for the same price, plus a $99 deposit based on my credit score. Other residents warned me about laundry thefts and break-ins, but I’d already signed the lease. Luckily, I never experienced those personally.
Year One: Decent but Rough Around the Edges
The first year was fine overall, though the property looked neglected. The leasing office had just hired a new security company, the grass was dead, and trash covered the grounds. I got tired of looking at it and started picking it up myself — other residents noticed and thanked me but I didn’t want my dog sifting through trash as there is no dog park close by or area specified for dog usage. (There is one next door at the VOA though.)
To their credit, maintenance now cleans daily and replaced the grass with rocks, which helped appearances a lot.
Year Two and Beyond: Serious Decline
Things changed for the worse when construction began on a second VOA building next door (there’s already one across the street). Since then, there have been frequent disturbances — people screaming and having psychological episodes late at night, often weekly. There are also multiple broken-down cars lining the street in front of the property, adding to the neglected feel. I’ve called the property security a few times but they don’t usually do anything. There are people camping by the dumpsters frequently, defecating and cooking with open flames.
Vehicle crime has become a real issue. There have been several break-ins and thefts — one resident’s 4Runner was stolen, a few smashed windows, and my friend’s motorcycle was severely damaged during a theft attempt around 6 a.m., right outside the front door of the building just yesterday morning.
Parking is another headache. The garage isn’t large enough for all residents, and they charge $125 per vehicle (even motorcycles). For comparison, I paid $75 for garage parking in Golden.
Hidden Fees & “Junk” Charges
You’ll still be charged for both your own electricity and a separate “shared” electrical bill for the property — usually higher than your individual usage. Add pest control, trash, water, and sewage, and you’ll easily pay much more than your advertised rent. Don’t expect to pay near your actual rent as with utilities and their fees I’m paying almost $150 more than my rent for a tiny studio with no washer/dryer (which you also have to pay for laundry despite paying the building’s electric bill.)
Environment & Noise
With a third VOA now being built next door, parking has vanished completely. Noise has become constant — people yelling, blasting music, and loitering along the sidewalks. Police say they can’t do anything until after 10 p.m., so expect plenty of sleepless nights.
The Good
The lake nearby is great for walks and local events, and the maintenance team works very hard — they’re the one consistently positive thing about this place. I tried to reach out to property management for a parking spot for weeks, leaving voicemails, texts, emails, and going to the office after they complained about me parking my motorcycle at the bike rack to have somewhere to secure it to.
Bottom Line
The building feels half-empty now, and it’s easy to see why. Between the noise, parking chaos, crime, and endless fees, it’s just not worth it. There are plenty of other apartment complexes in the area that are quieter, safer, and better managed.
