I lived here for 4 years. It was a very nasty place. Apartment E it was roach infected When me and my family moved in, it wasn’t even clean our apartment wasn’t really ready yet so we had to move into a Dirty apartment it wasn’t even renovated. The walls were picking someone even left their flight in the microwave. It was so bad that the roaches inspectors had to come every week. I would not recommend because the trash shoe will get clogged every week and it’s so bad that my dogs had to live there when there’s so much roaches I don’t recommend please do not live here.

Decent apartment complex. I lived here for a year and honestly did not really have any complaints. My apartment was quiet (maybe I was just lucky), decently clean when I moved in, and everything worked. Whenever I had issues the front office and maintenance were responsive and prompt. When I moved out I was not nickeled and dimed for fees, and the move out process was easy.
Broadway can be sketchy, but where the complex is I never had a safety concern. If I had any feedback is that parking can be a bit of a pain at night (have to hunt for spots), and I think the valet trash is not a cost I would prefer to have, but this is all minor.
All in all, I would recommend to someone looking for a decent place to live.
About a month ago, my apartment got broken into and I was robbed. The burglar got in through my attached garage that the maintenance man said it opened because of another receiver. No fault of my own, but encore Evans. I was notified of the robbery through my ring camera on my back patio and immediately called the police and the leasing office. Kimmy, at the leasing office was dismissive on the phone and told me that she would have to call me back because she had residents in the office. As I was actively getting robbed.
The police came and were great however, the apartment complex has been horrible during this whole experience. After my robbery, there was no follow up the next day to even see if I was okay, I had requested the back fence to be fixed (it is broken and allows people to walk right into my back patio) and the security screens on the back fence to be repaired and they denied this request. They have done absolutely nothing to make living here safer. I have also learned there are no security cameras on the premise.
Josh and Chad no longer work here and the new manager, Kimmy, does not care about the residents. Encore Evan station is just another money hungry apartment complex. There a numerous other apartment complex complexes in this area, do not sign here!

DON'T DO IT
Edit: in response to the response, they have been notified, they are aware of the leak, the management and legal team are trying to figure out a way to evict us because we want it fixed.
DON'T DO IT.
We have been reporting a water leak in our unit at 1805 S Bannock St since July 7, 2025. There has been literal water on the floor and water seeping out of the baseboards. Management has sent maintenance out at least three times to tell us “there’s no leak,” but the problem continues.
On September 18, 2025, a State Health Inspector confirmed there was a leak and ordered management to fix it. Instead of addressing the actual source of the leak, they have repeatedly attempted to patch or repair the corner/baseboards while the leak above the ceiling remains unaddressed.
One of our electrical outlets on the same wall has already stopped working. This is a clear health and safety risk to tenants, pets, and property.
On September 20, 2025, management began threatening to charge us for wall repairs instead of fixing the leak. On September 25, 2025, management began eviction proceedings against us while the leak still has not been repaired. Also we're a month ahead on rent.
Prospective tenants should know: in our experience, serious maintenance issues were ignored or patched instead of properly repaired, and we have faced retaliation for reporting the problem.
Also: if you park on the street and have paint specs, it’s because their maintenance man painted the back of the dog poop sign, while staring at my wife through our windows.
Edit. 11/5. Still refuse to fix the leak. We have found mold in the walls of building one.
