    One of the Worst Living Experiences. Avoid If. You Can! Living at this apartment complex has been a huge disappointment, and I’m beyond relieved I didn’t renew my lease. From day one, the parking situation has been a disaster. People leave their cars parked for weeks without moving, and management does nothing about it. Even though they threaten to sticker your car if you don’t have a permit, they won’t tow unless you're in a fire lane so the rules basically mean nothing. The pool is always filthy, and there’s absolutely no enforcement of pool or parking rules. It feels like management has given up completely on maintaining any sort of community standards. Rent is another issue. What they quote you when you sign your lease is not what you end up paying hidden fees and unexpected charges seem to be the norm here. Another ongoing issue is that the apartment number signs are completely faded and sun-damaged. They’re barely readable, and delivery drivers often had a hard time finding our unit. It’s a simple fix, yet it’s been ignored just like everything else. On top of all that, there’s constant turnover in management, leasing agents, and maintenance staff. Nobody seems to stick around long, and it shows. Trying to get in touch with the office is a nightmare. They rarely respond to residents unless it’s something they want to bring up. They also claim to charge pet fees, but they don’t actually check to see if you have pets. No enforcement people have animals and just never report them. It’s clear the fees are just another way for them to make money off the tenants who do follow the rules. If you pay for a garage, don’t expect to use it as you please. They advertise garages as an added perk, but once you sign the lease, you’re told the garage isn’t for storage and that you must park a car inside. After a resident made a fuss about the parking situation, management sent out emails warning everyone that if the garage was used solely for storage, they’d fine us. They did go through and check everyones garage. So much for that convenience. Do your research before signing a lease here. Avilla Buffalo Run has been one of the worst rental experiences I’ve ever had!

    Parking is horrible; there are reserved spots that you can’t reserve/buy, handicapped parking that’s just a normal spot so all it’s doing is taking up space. The maintenance is basically nonexistent and when you do get them to show up everything is half assed or your told to contact their manager who you can’t get a number for, and the whole complex in general is falling apart. Trying to get ahold of someone at the office who can actually help is impossible, management is unreachable. I would highly recommend looking anywhere else if you are moving.

    Possible fraudulent billing. Next step is to contact housing authority. Office will not return phone calls.

    1st week our family was there, the management had messed up on what we owed on deposit. They never spoke to us about the mix up. We had come home and had an eviction notice on our door on our 3rd day in front of our 9 year old. We had called the office to clarify what was the amount we owed. They "didnt know". Said we had to pay anyways, not sure what the amount was for, but needed money from us. Our bathroom become flooded and they had to replace the flooring, took over a week without having any flooring at all, before accomplishing the job. Managment had threatened to call the police for asking simple questions about the issues we were having. Not only threatened calling the police, but as well as using profanity and unnecessary language. We tried to call corporate to get a handle on things, which they do not answer. We had decided to move, due to all the issues going on. After we moved tried to call and get our last bill so we can pay it and move on. They wouldn't answer 7 days straight. Finally they said they found it and sent it to collections. Not sure why, when we wanted to pay it that day. So suddenly losing information and stalling on our bill due to " accounting not being done with the bill". At that time tries to call corporate AGAIN and still no answer. Not only this, it cost us nearly 10k to move out and break the lease for obvious reasons. The property manager Maggie did nothing to assist with any of this. Pathetic.
