This review represents my opinion and nothing more.
We recently moved out of Avilla Buffalo Run. We rented a 3-bedroom unit. For our last full month there, our Avilla Buffalo Run charged expenses* looked like this:

* Please note that these expenses do not include the actual electric or gas costs in each unit. These costs are to support the facility. We paid an additional charge directly to the utilities of around $200 for these things.
I want to hit on a few things any renter should know:
• The Community Amenity Fee, Trash, Electric, Gas, and Pest fees are fees passed on by Avilla Buffalo Run to the renter.
• Getting someone to come out and spray (Pest) can be problematic. I typically just did it myself.
• There are 123 units in Avilla. Trash fees are $35 a month per unit with full occupancy. That's $4,305 a month for trash pickup. Might just be my perspective, but that sems like a lot.
• The sewer and water fees are determined by the number of bedrooms and occupants in your unit. They include costs for the facility. For example, when they fill the pool or water the grass in the summer, your water bill goes up.
• The RentPlus, Smart Home fee, the Community Amenity Fee, and the Rent Billing fee are all required fees. To be clear though, these are services that have almost no value to the renter.
• The Smart Home fee is a monthly fee that covers the cost of an electronic door lock, an electronic thermostat, and water sensors. We found these things to be useless, but had no choice but to pay the $35 monthly ($420 annual) fee.
• If you need Storage, Avilla will point you to the storage facility at the end of the street. We were paying $185 a month for a 10X10 storage unit.
• The garages are SMALL. While you can park in these garages safely, getting in and out is problematic. Most people I know who used the garages eventually had some car damage.
• Avilla Buffalo Run would audit garages. Technically, garages are for cars only, not storage. While it did not happen to us, my understanding is that fines were levied against people who did not clean out their garages after an audit.
• The floor of each unit is concrete with a decorative coating. I would not put down a baby or pet long term on this flooring.
• We did not use the backyard because it was covered in 4 or 5 inches of loose rock. Our neighbors had a dog, and I always felt bad that the dog had to run around in gravel. Our backyard had no shade and was extremely hot in the summer.
• There are NO security cameras in the facility. I’ve seen some things that should have been addressed...
• Getting repairs can be problematic. We didn’t have a dishwasher for a few months. Tickets are closed as soon as they are opened.
• The water lines for many units runs along the front of the unit, on an exterior wall. Colorado is cold. When the temps go down, the facility sends out an email telling you to open your cupboards so that your pipes don’t freeze.
• Your lease will require 60 days’ notice before move out. That is pretty hard to deal with.
• Leases are 60+ pages long. To rent an apartment, you are signing more documentation than it takes to buy a house. Make no mistake, this is a legal document that favors Avilla Buffalo Run.
• When we moved out, our security deposit did not cover the fees.
