This place used to be great when it was AMLI Warner Center in mid-2025. However, after Waterton purchased the property as part of its expansion in the Woodland Hills area, everything went downhill. Once management transitioned to The Kitt at Warner Center, the level of service declined significantly.
They’ve implemented AI systems for nearly all communication—email, text, and phone—which makes it unnecessarily difficult to get help with anything, from payments to maintenance requests. Maintenance, in particular, has been a major issue. Requests take an extremely long time to complete because most of the staff was let go, leaving only a couple of people to manage a very large complex.
The office staff—Kimberly, Monica (the manager), and Aburi—have been consistently rude and condescending. Instead of helping, they often come across as combative when I ask basic questions, especially about payments. It became clear things were changing for the worse when many of the leasing staff we liked left.
The move-out process was equally frustrating. They sent our lease renewal offer just two days before we entered the 60-day notice window required to make a decision. Most places only require 30 days, so this felt excessive. When I submitted my intent to move out, they confirmed and scheduled a move-out inspection. I rearranged my schedule to be there, but no one showed up. When I followed up, they simply said they forgot and would send someone “at some point” before our move-out date.
To make matters worse, they charged numerous fees upon move-out, significantly reducing our security deposit.
Overall, management here is the biggest issue. The building itself also has ongoing problems—most notably, the fire alarm system frequently goes off at all hours due to repeated malfunctions.
I would not recommend living here.

All the the time residents from the kitt left trash or bulky items in the middle of the street at night time . It’s annoying never we can keep the neighborhood clean
The property management manager is clearly incompetent! They fail to supervise the staff effectively: 1. The trash bins are constantly overflowing, making the garage area perpetually filthy! 2. The fire alarm in my unit periodically goes off at 5:00 AM! Furthermore, the clothes dryer works very poorly; we called a technician, but he claimed he couldn't repair it properly. 3. On the first floor, dogs have urinated on every corner of the hallway—leaving a strong smell of urine—and there is dog waste scattered all over the lawns! 4. The Jacuzzi breaks down periodically, and it takes an unreasonably long time for repairs to be completed! 5. On the other hand, I can always count on receiving an email announcing that a food truck has arrived—even though I’ve asked them repeatedly to disable that specific notification. These are just the most pressing issues! In reality, there are countless other problems and complaints that simply never get resolved!

This place has gone down hill since the complex was bought out. The new staff are not as nice as the old staff and they use ai prompts to converse with you. The old staff was supportive and understanding. These new people have no idea what human interaction is like. They lie and make excuses instead of having a real conversation. Sometimes it take months the get something fixed if they fix at all. And since they cut their campus crew there’s trash and dog poop everywhere. Not to mention the mess the construction crews have been leaving everywhere. Oh did I mention that vehicles get broken into frequently here. I’m not even mention the motorcycles that got stolen. Guess what you can’t even report when someone has broken in even if you’ve witnessed it on multiple occasions, if the security patrol is not there between day time hours nothing will get done.
The new management is horrible. I lived here for ten years, but am so glad to leave after the new management took over.
I was moving out, and the policy is to provide in writing 60 days in advance. I sent the management company my notice via email, per their direction, well before the 60 day requirement. No one acknowledged or answered my message. Two weeks later they started sending me lease renewal offers, so I knew something was wrong. I sent another email saying that I was moving out, again no response. A week later, I went down to the office, and talked with an associate, who said, “oh looks like your email was missed”. They then put it in the system, and backdated to the date I sent my original email, as I was now within the 60 day window. She said she would follow up with me to schedule a two week before move out inspection. Of course this never happened. So then a week before moving out, with no communication from the leasing office, went to talk with them and requested to schedule a pre move out walkthrough, which by California law they are required to do since I requested it [California Civil Code 1950.5, section (f) (1)]. The associate said, “oh the manager isn’t here now, but I will talk him in a few days to confirm your appointment”, which we had requested for a few days later. Of course no one ever contacted us again, no meeting was scheduled. This is again against California law, I was never provided a written notice of my rights to request an initial inspection or for me to be present.
When I went to move out, I took many videos and photos of the apartment. Went to the leasing office, and of course the facilities manager is not there to do a final walkthrough, “he’ll be here tomorrow to do one”, after my lease ends. Also, “didn’t you schedule a pre walkthrough when we acknowledged your move out notice”? 😤.
This place is so mismanaged, they just want to get you in, but no contact after that. Do not believe anything they say, and know that you will not get your security deposit back. I will be interested to see what they say about my security deposit, and if I need to take them to small claims court if they claim anything after breaking the laws I cited above.
