  Moving here is my biggest regret. We had to break our lease after just 2 months of living here. There were so many problems, right from the get go. Right when you move in, you’ll notice that the whole apartment is painted white (“landlord special”) but the paint was never primed so all surfaces are sticky. Our water heater was not turned on/checked prior to move in, which was an inconvenience but could be looked past. The inside of the building smells like cigarettes and all of our belongings and clothes carried that lingering stench the whole time we lived here. It’s embarrassing to smell like that when we don’t even smoke. While we were living here multiple packages were stolen and nothing could be done about it. Also, almost every single outlet did not work in our “home.” Worst of all, there is a MASSIVE ROACH, SPIDER, AND BUG INFESTATION. We saw 2-5 bugs every single day since we moved in. They crawl on the walls, carpets, and cabinets. I saw bugs that I can’t even name crawling out of the couch and on our pillows. I was always wary, knowing that I could see a bug at any moment. We were scheduled to be treated, but they never showed up. We had emptied all of our cabinets and moved our furniture in preparation for the “pest control” (right after moving in, mind you). When we went to check back, we were told that we were just on a waitlist, which we were never told about in the first place. When they finally did come, all they did was place a sticky trap on the floor. We continued to see multiple bugs every day. When we went to check back again about what kind of treatment was done, we were told that it may take a few days for the treatment to work. The people who work for these apartments are decent people, but they do represent these dirty homes, even if they are lucky enough not to live here themselves. I feel that it’s unfair that the people who actually have to live in these apartments, are the ones dealing with roaches and spiders ALL OVER THE WALLS, and they can just tell us that it’s our fault for not notifying them sooner, as if other tenants have not complained about the bugs before. We have talked to neighbors who also said they had pest issues that were not being addressed. There are also plenty of other online reviews complaining about bugs. It is my biggest regret that I never checked the reviews beforehand. Please do not waste your time and even consider moving to West Pointe Apartments (unless you want to sleep with bugs). This is not a safe environment. It is inhabitable. Please do not make the same mistake as I did and move in here. I moved here because I was desperate for a cheap living space, but the price is not worth the TRAUMA. I am embarrassed to have ever lived here. Do better for yourself and your family.

  there's mostly street parking because parking inside is reserved for residents my friend lives here and he said the mail boxes get broke into

  ZERO STARS- WEST POINTE APARTMENTS STOCKTON CA PRESSURED ME INTO A UNIT LEASE. THEY TRIED TO COVER UP THE MUCH BIGGER ISSUE AT THESE APARTMENTS. Westpointe Apartments 6465 West Lane Stockton, CA 95210 Re: Request to Void Lease and Refund – Apartment #** Dear Patmon Westpointe LP / FPI Management, I am writing regarding my lease for Apartment #** at 6465 West Lane, Stockton, CA 95210. Upon inspection of the unit, I discovered a severe roach infestation that renders the apartment uninhabitable under California Civil Code §1941.1, which outlines the landlord’s obligation to provide and maintain habitable premises. When the unit was first shown to me on September 18, 2025, your employee informed me that pest control had been sprayed prior to the showing. Despite this, roaches were present in the unit. I subsequently requested another pest control treatment on September 22, 2025. Since that time, I have inspected the apartment daily and have kept documentation and photographic evidence of both living and dead roaches, confirming that the infestation is ongoing and severe. Due to these conditions, I have been unable to move in and will not be doing so, as the apartment is unsafe and unsuitable for occupancy. Under the implied warranty of habitability and the doctrine of constructive eviction established by California law, I have the right to treat the lease as void when the unit is not fit for human habitation. Therefore, I am formally requesting that my lease be voided immediately and that a full refund of all monies paid, including my deposit and first month’s rent totaling $1,080, be issued to me. Your immediate attention is required to this issue. I HAVE YET TO RECEIVE ANY RESPONSE OR SOLUTION TO THIS MATTER.

  This place is beyond a death trap and needs bulldozed! Filled with mold so bad it will take your health down fast. If you are always sick and you dont know why its from the toxic mold in this place. Get a mold test for your apartment and you will see. Gun shots heard every night ghetto management and unsafe ghetto area. Dont waste your money or health here, spend the money to find a cleaner place in a better area.
