I posted a review just 5 months ago , however I would like to update my experience to 1 stars. Maintenance team, laundry facilities, the overall appearance of this complex, and most of the staff is truly great. The reason for my change in rating is more so based on the mail security of the entire complex. While the actions and intent of a person cannot always be made known , once serious concerns are brought to management's attention, a blind eye is turned or very little is done to make others of the community feel safe. With as big of a complex this is, you would think there would at least be security footage by EACH of the mailbox stations . Sadly that is not the case. So if you are considering moving here, again beautiful and well maintained complex, I urge you to be prepared to invest in your own security camera system . Do not rely on management to help you. Hopefully they will do something about not only the criminal vigilantes that live here , but also invest in complex wide security footage by the mailboxes.
I’m writing this review to share an ongoing concern about living at Plaza at Sherman Oaks Villa Units. Although this is a small separate property with only about 20 units, the building has been experiencing recurring hot water outages for over a year. Unfortunately, hot water has been unavailable approximately every 2–3 months , including major holidays like New Year’s Eve and New Year’s Day—even after management was notified several days in advance.
This issue has now happened again, and it’s reached a point where it genuinely affects daily living. Access to reliable hot water is not just a convenience—it is a basic tenant right and part of habitability standards under California law. Tenants should not have to coordinate with neighbors just to be able to take a shower.
I’m sharing this in the hope that management will prioritize a permanent solution. The building has potential, but consistent access to essential services like hot water is fundamental and should be addressed with urgency and care.
THE PLAZA IS UNABLE TO PROVIDE RELIABLE AND CONTINUOUS HOT WATER TO THIS MANY TENANTS!!!
The Plaza is not adept to properly house the amount of people they rent the apartments for.
I live in the most expensive units of The Plaza Sherman Oaks, at the Villas. Over 4k/month rent, and for the past 2 years I’ve been living here, our community has not been able to have consistent and reliable hot water on demand 24/7 for longer than 2 consecutive months.
We have been given suggestion by management such as taking showers at the gym, or letting the water run for 20min every time.
I feel the situation has been downplayed, and the urgency of not having basic amenities in the city of Los Angeles have not been taken seriously. I fear this issue will never truly be solved, and future tenants need to be advised.
I went on a tour and the complex is gorgeous, amenities are incredible, but what really made it a stand out experience was the person who led our tour. Louis Robinson was extremely kind, knowledgeable and had exemplary customer service. You could tell he really cared about the quality of our experience. He was attentive and answered all of our questions thoroughly. I will be recommending this apartment complex to my family also!

Recently moved out of the plaza due to relocation - lived here for 5 years. The facilities are well maintained, the service orders are handled quickly and the community is safe.
