I’ve lived at Summerwood Apartments for a while now and overall my experience has been excellent. The community is quiet, clean, and well-maintained, which really makes it feel like a comfortable place to call home.
The management team is friendly, responsive, and always willing to help whenever something comes up. Maintenance requests are handled quickly and professionally, which I really appreciate. The common areas and landscaping are also consistently kept in great condition.
The location is convenient with easy access to nearby shops, restaurants, and public transportation. Parking has generally been hassle-free, and the neighbors are respectful, which adds to the peaceful environment.
Overall, I would definitely recommend Summerwood Apartments to anyone looking for a safe, clean, and well-managed place to live. It truly deserves a 5-star rating.
I would strongly caution anyone considering this apartment.
The management team is extremely inefficient. Simple requests and applications are not handled in a timely manner, and it often requires repeated follow-ups to get any progress. What should have been straightforward processes ended up taking far longer than expected.
I had to spend a significant amount of time and energy constantly communicating with management just to keep things moving. This level of inefficiency made the overall experience frustrating and unnecessarily stressful.
If you value your time and expect basic responsiveness, you should think carefully before choosing this place.

Very bad experience, tried repeatedly calling regarding my lease settlement amount. Was incorrectly billed and do not get any response back.
Poor Management and Unfair Late Fees
I am extremely disappointed with the management at Summerwood Apartments. I paid my rent on time, but the payment was somehow returned. I immediately went to the leasing office to resolve the issue, and the staff explicitly told me that they had already received the payment on their end and that no further action was required from me.
Fast forward a month later, they claimed the payment was never received and charged me a late fee. Despite explaining that I followed their specific instructions, they insisted that I must pay the fee. It is completely unfair to penalize a tenant for the management's own misinformation and clerical errors. Very unprofessional and untrustworthy.
It looks this is their way of making money.
I'm planning to take them to court for this.

We have lived at Summerwood Apartments for many years. Unfortunately the experience has steadily declined, and we cannot recommend living here.
The property appears severely understaffed, and it creates a cascade of problems for residents.
Even the front office has acknowledged that when routine tasks like smoke detector inspections occur, maintenance delays stretch into weeks because there simply aren’t enough staff to handle the workload. The office is frequently inundated with tenant complaints, and it appears the corporate owner, IEC Realty, has not staffed the property adequately for a complex of this size. There is also very high turnover among office staff. During the first year after the ownership change in 2025, we saw multiple different apartment managers come and go, and the front desk staff turned over completely more than once. The constant staffing churn makes it difficult for issues to be tracked or resolved consistently.
Communication with the office is extremely difficult.
Phone calls are routed through an AI system, and it is very difficult to reach an actual person. Messages left through the system often go unanswered. In practice, the only reliable way to get an issue addressed is to physically go to the office and speak to someone in person.
Maintenance response is extremely slow.
Basic repairs often require multiple requests and repeated follow-ups before anything happens. Issues that should take days frequently drag on for weeks or even months. Residents shouldn’t have to chase maintenance repeatedly just to get basic problems addressed. AC will break every summer.
Safety and repair quality are concerning.
In our experience, repairs have sometimes been performed by workers who did not appear to be licensed specialists for the systems involved. We experienced situations involving overheating circuit breakers and electrical problems with a stove that nearly caused an electrocution incident involving our child before the issue was properly addressed. Situations like this should be handled with properly qualified professionals and careful inspection.
Management prioritizes cosmetic upgrades over real maintenance.
The property frequently invests in surface-level improvements and visual upgrades, while internal maintenance issues inside units can remain unresolved for long periods. The focus often seems to be on appearances rather than actual livability.
Billing lacks transparency.
Rent is only part of the cost. There are numerous add-on charges for utilities, trash, sewer, and other items that are difficult to understand or verify. The breakdown of these charges is often unclear.
Security is poor for a complex of this size.
Security gates are frequently broken or left open, defeating the purpose of controlled access. Vehicle break-ins and package theft are recurring concerns. Several years ago I helped organize a neighborhood watch program here, and with cooperation from the previous management team and local law enforcement, we saw a noticeable reduction in crime after gates and entry points were consistently maintained. Unfortunately that level of engagement from management no longer seems to exist.
Pet waste is a constant problem.
Dog waste is frequently left on the grass and sometimes even on sidewalks. In many areas you have to watch every step because the grounds are not being properly maintained.
Parking policy changes have been highly contentious among residents.
Tenants were required to sign a lease addendum imposing a $100 monthly fee for uncovered parking spaces that had previously been included. Residents were told vehicles could be subject to towing if the addendum was not signed, which many tenants felt left them with no practical choice but to sign. The change was implemented with little notice and has created significant frustration among residents.
For a complex with Bay Area rents, residents should expect reliable maintenance, transparent billing, safe repairs, responsive communication, and basic security and cleanliness. Unfortunately that has not been our experience.
