    Do Not Move Here!!!! You Will Regret It!!!! TL;DR: Since the new management takeover, this community has turned into an overpriced, poorly run disaster. Absolutely not worth the money or frustration. Since this complex was purchased by a new management company in November 2024, the living experience has gone completely downhill. The new team has managed to undo years of progress and community care in just a few months. Rental rates have skyrocketed far beyond the actual value of these units. Nothing justifies the constant frustration of dealing with the current management. Under previous management, the staff actually lived here, cared about residents, and worked quickly to resolve issues. Now, the office feels like it’s being run by people with no training, no urgency, and no sense of responsibility. Accountability is nonexistent. Promises to “look into” problems go nowhere — expect to wait at least a week, if not longer, for a response even when you’re following up regularly. The only staff member apparently capable of resolving issues is “Joyce,” who, according to multiple employees, is perpetually “out at lunch” from 1–4 PM. My partner and I stopped by several times and received the same excuse. Does anyone here actually work? This month, they announced that they were auditing our ledgers for accuracy. TELL ME HOW THEY LITERALLY ADDED MISTAKES!!! They added rent adjustments already paid and a random blatantly incorrect late fee!!! I hate it here!!!!! I clocked the mistakes the day the bill was posted on 10/25, and it’s still not resolved. I STILL haven’t gotten my full ledger to review their incompetent work. It took months, literally MONTHS, to get my lease renewed despite constant follow-up. That should have been my first red flag. The office staff are ridiculously untrained and useless. When I stopped by recently to discuss their audit mistakes, one employee, Solange, admitted she “literally knows nothing” about the systems and couldn’t even take a message for her supervisor. Their excuse? They were “too busy” because it was the end of the month and they’d hosted a community event earlier that week. The end of the month happens every month — this is not an acceptable reason for total dysfunction. Communication is an absolute mess. Residents receive conflicting emails, texts, and paper notes about “repairs” that rarely make sense and often don’t match up. It’s not that complicated, but somehow they’ve managed to make it chaotic. To make things worse, they rely heavily on AI chat agents (“Emma” and “Whitney”) that only waste your time before “escalating” your issue to a voicemail inbox that no one checks. Meanwhile, prices continue to climb for everything. Rent is up, uncovered parking now costs an extra $125, and laundry machines (which barely work) are more expensive than ever. There are no visible improvements to justify any of these costs. Last week, the ceiling literally fell in the laundry room when my wife was in there Even their “renovation plans” are ugly. The proposed designs are generic, out of place, and destroy much of what made this complex attractive in the first place. In short: management is unresponsive, disorganized, and deeply out of touch with residents. What used to be a genuinely pleasant community has become a stressful, overpriced mess. Save yourself the headache. Look elsewhere.

    This community was once a nice and safe place, but it has become very unsafe lately. Mail theft happens almost every other day, and the security cameras have been painted over. Despite numerous complaints, the management hasn’t taken any action. The entry gate are always left open, leading to frequent thefts of bikes, amazon packages and other belongings. It’s disappointing that Summerwood has done nothing to improve residents’ security.

    This place is an actual nightmare to live in. The people that work the front desk are the most unorganized employees I’ve ever had to deal with. They’ve lost my paper work that has both my car Registration and drivers license TWICE. They’ve charged me the wrong rent and added almost 500$ of extra fees due to their own miscalculation. The new owner is only repainting walls and updating exterior for looks so they could charge you more for rent but the actual structure of the building and the appliances in your apt are all old and broken. Don’t move here unless you want a headache.

    ⭐ I wish I could give them zero stars! We’ve lived in this complex for almost four years. Unfortunately, the previous management sold it last year, and since the new company took over, everything has gone downhill dramatically. The new management is completely disorganized and seems only interested in finding new ways to charge tenants. Maintenance requests take forever, and they constantly lie or give conflicting information. Every time we call the office, each employee says something different — it’s so frustrating. Out of nowhere, they started charging $100 a month for a second car, and they’re also trying to raise the rent as much as possible. They clearly don’t care about safety — most of the entrance doors stay unlocked 24 hours a day. I often wake up around 4–5 a.m. because homeless people are going through the dumpsters right outside my bedroom window. The cleanliness has also gone downhill. Some residents don’t clean up after their dogs, and even when we report it, management does nothing. Strangers from outside the complex use the pool and BBQ area freely, and again, no one controls it. They only seem to spend money on superficial things to make the place look good for new renters — not to improve life for the people already living here. Avoid this place if you care about honesty, safety, and good management.

    I have lived here for 5 years and it used to be great, but any 5 star review from before 1 year ago is irrelevant now because they sold the property and it is now under new management and it is the worst thing to ever happen to this place. Please be warned, future residents!! In the last year, there has been one construction company after another “fixing” things but for those of us who know this property they’re only putting lipstick on a pig. These “necessary fixes” included repainting to a horrible color choice, tanbark in all the flower beds which just gets kicked into the sidewalk, and repaving the parking lots. All of these were done at extreme inconvenience to current residents. All our patios had to be cleared for weeks with no assistance & very little notice (my spouse and I had to help our elderly neighbor remove her patio furniture on Memorial Day so she didn’t get a $200 fine)…and we couldn’t park in our assigned parking spaces for days on multiple occasions. Meanwhile, none of our actual maintenance requests have been fulfilled. Ie: broken washers & dryers (despite a 50% increase to laundry prices with new owners). Sprinklers flooding the side walks (despite huge water bill increases with new owners) and a freezing cold hot tub at least once a month. They are going to respond to this (like they have with the other negative google reviews) with a 800 number to call but that 800 goes to an AI named “Emma” WE CANT ACTUALLY GET IN TOUCH WITH MANAGEMENT! ONLY THEIR AI! This is why we are all flooding google with reviews so they may actually get their attention. For their latest scheme, they emailed all of us saying we need to update our parking permits and “can we please all come by before 10/31 and pick up our new permits to replace old ones” but when you get there, they are asking you to sign a blank lease amendment. When my spouse inquired about what she was signing, she was told that parking spaces are going to be $100 a month from now on—parking spaces that we’ve been allowed to use for free!! They are actively trying to pull the wool over our eyes!! And at this point I’m convinced they’re not even sorry because they’d like us to leave so they can increase the rent. DON’T BE FOOLED BY THE FRESH COAT OF PAINT!! This place is full of cracks in the walls, cockroaches, broken amenities, and management that doesn’t care about you! Edit to mention that all the safety concerns mentioned by other reviewers are valid. The “gated community” went a whopping 4 months without working gates. Don’t let them lie to you! Secondly: the people living here are great except a few bad apples which is common given how large the community is. Everyone is very friendly and it’s a very family oriented complex.
