    Our experience was disappointing from start to finish. I’m sharing this to help others make an informed decision: • Move-In: The office mismanaged our application data (names/SSNs), causing a stressful delay that nearly left us stranded on move-out day. • Infestation: We had a severe roach issue that three treatments couldn't fix. It was so bad we had to throw away electronics and furniture to avoid bringing them to our new home. • Management: The office was rarely proactive and often ignored emails/calls. We felt dismissed as current tenants, especially after our parking spot was changed three times without clear reason. • Health: Our dog’s skin issues cleared up immediately after we moved out.

    Our experience at this apartment complex was extremely stressful from the very beginning, and we ultimately ended our lease early because the issues were constant and never properly addressed. Problems began during the application process when we were incorrectly informed that our application had been denied, despite being fully qualified. This caused unnecessary stress while we were on a tight timeline to move. We were later told this was a mistake, but by then we had already put down a deposit elsewhere. Immediately after move-in, issues continued. Our assigned parking space was already taken, and because this occurred after office hours, our vehicle was nearly towed with no way to contact management. This parking issue happened multiple times and reflected ongoing disorganization. The unit itself was not in the condition advertised. Carpets were dirty, the apartment did not appear remodeled, and there were several maintenance issues. Most concerning was an ongoing pest problem. We experienced a cockroach infestation inside the unit, with roaches coming from cracks, drains, and outlets. Despite multiple reports, the issue was never fully resolved, and we also observed rodents on the property. As a result, we had to discard personal items that became infested. We are a clean household and have never experienced anything like this before. Despite these unresolved issues, our rent was increased significantly during our tenancy. The property overall felt poorly maintained and unsafe. Dog waste and trash were common throughout the grounds, residents frequently allowed dogs off leash, and common areas were often damaged or left dirty. Security was a consistent concern due to broken gates, mailbox and vehicle break-ins, and regular access by non-residents. Communication with the leasing office was one of the biggest problems. Emails and phone calls frequently went unanswered, and responses were difficult to obtain unless we showed up in person. We were also incorrectly issued an eviction notice after rent had already been paid, which caused serious stress and confusion. During our time living here, I was temporarily disabled and requested reasonable accommodation, but did not receive a response. The property has numerous trip hazards, very limited accessible parking that is consistently occupied, and no clear loading zones. Our vehicles were towed during move-out, our scheduled move-out inspection never occurred despite waiting over two hours, and the property did not feel wheelchair accessible. We also did not receive our security deposit and were given little explanation regarding its return. Since moving out, our stress has completely lifted. Our new home was clean, properly maintained, and move-in ready, which made it clear how unacceptable our experience here truly was. Based on our experience, we strongly recommend prospective renters consider other options.

    Big property right next to a neighborhood park in Santa Clara. I had a great experiencing working with the manager, Selina. She was very informative and took the time to explain all of my options clearly, which relieved my stress in searching for a new home. She was professional and her care really stood out even though our meeting was interrupted twice. I didn't end up renting because an apt closer to work lined up for me, but Selina definitely made me want to double back if I am ever in search of a new home.

    I’ve lived here for over 2 years and ever since new management has taken over it’s been a nightmare. The rent increased, but the quality of living in this complex has gone down. Residents don’t clean up after their dogs, aren’t mindful of other residents and dealing with the leasing office is a complete nightmare as well. The complex is not completely safe either. Checks were getting stolen from the rent drop off box and the leasing office didn’t realize and charged multiple people late fees before even bothering to investigate why so many people didn’t drop off their checks on time. People were also stealing tires and car parts from the cars parked in the overhead parking at night and some of the gate doors don’t close. They stay open throughout the night and same with the car gates. They also started charging $100 every month per car if you wanted a parking spot inside the community which is ridiculous considering how much they love to charge extra fees and how they raised the rent prices. Whenever I’ve gone to the leasing office to question them on why i’m getting these extra fees in my resident portal I come out feeling more upset than when I came in. The property manager Joyce is completely unprofessional and rude. Horrible customer service. It’s also VERY difficult to contact the leasing office, they started using an AI chatbot named Emma. Whenever you call your only option is to speak to her and I have NEVER gotten connected to an actual person. The only way you’ll get your problems fixed is if you go in person but don’t go in the morning at 9 which is when their operating hours start. They never open their office on time. I’ve gotten there at 9:05am and waited in my car until someone came to open the office which was around 9:35am. Over half an hour late from when they’re supposed to be open. I also went one day around 12pm and they were on their lunch break and had a sign on the door saying they’ll be back around 12:45pm. They didn’t come back until around 1:20pm. Very frustrating. I finally put in my 30 day notice and there have already been problems with even scheduling an inspection day. I’m glad to finally be leaving this complex, used to be a great place before the new company took over. I highly don’t recommend moving here if you want to be living stress-free.

    If I could rate zero stars, then I would. Initially, we were excited to move here. Loved the park like setting and a secured property. 5-7 days before we were to move in, we were told the unit we had signed a lease for was ‘unavailable.’ We could choose a different building or scramble to find a different place to live. We were unable to view the unit before the scheduled move in date. Red flag #1. When we did move in, the ‘new’ unit was not of the same caliber as the one that was ‘unavailable.’ Nothing could be done at that point, but take or live in your car while looking for something else ASAP. In the 3 months we have been here, water has leaked thru the ceiling from the unit upstairs, or electricity was not working in half our kitchen or the dining room, we have had toilet issues, broken/leaking fixtures, a bathtub that will not hold water, and in unit washer and dryer that is ‘half size’ of normal and doesn’t work. The spin cycle would expel water into a bucket that had to be manually emptied and a ‘collection drawer’ that had to be removed and emptied. Even with this, it takes 3-4 hrs for the mini dryer to dry anything. Dealing with all of the maintenance problems has taken up 5-10 hrs a week of our time. The maintenance guys keep coming by but don’t actually fix the problems. Just close the ticket and ‘let us know if it happens again.’ The office staff has been kind, they try to help, but the manager is a nightmare. Horribly out of line and terrible customer service. This place is a dump. Keep shopping or you’ll be stuck in a lease here too! With a property manager that screams at you when you go to the office (as they don’t return your emails or phone calls).
