We had a very concerning experience with N.N. Jaeschke’s management of our HOA water account.
A utility invoice was not paid on time, and a delayed payment was later issued without confirming sufficient funds, resulting in a returned check. This directly triggered additional fees and a significant security deposit requirement from the City.
What’s most concerning is that the explanation provided by management has been inconsistent. At different points, the issue was attributed to “autopay,” while later explanations cited low operating funds. These explanations do not align with each other or with the documented timeline.
The timeline provided also contained gaps during the critical period when the account became past due and the failed payment occurred, and multiple requests for clarification and supporting documentation were required to piece together what actually happened.
Communication from management, including responses from supervisor Michelle Steinbock, was minimal, unprofessional, dismissive and did not consistently address the questions raised. Given the seriousness of the issue, a more thorough and responsive approach would have been expected.
Overall, this experience has raised serious concerns about financial oversight, internal controls, and communication practices. I would strongly encourage any HOA working with this company to closely monitor account activity and ensure clear accountability.

The worst experience you can imagine. A dishonest team of irresponsible associates. They don't care about your requests, don't reply to emails and don't fix HOA issues. Cheryl is the worst community manger you ever deal with in your life. I wish zero star was an option. they make me sick to my stomach. they are very disrespectful and unprofessional. I hate dealing with this company.

I had a problem with my HOA dues autopay and tried during business hours to call their published numbers for help. Was left on hold for 45 min before I gave up.

Associa NNJ's management of our HOA was so deficient that the board terminated their contract and transferred to another property management company effective July 1, 2025. My wife and I are still dealing with the consequences of their failures.
WATER DAMAGE AND MOLD
In November 2023, we reported a water leak in our ceiling to Associa NNJ. Despite multiple attempts to contact their Community Manager over the following months, the issue went unaddressed. Their vendor did not arrive until July 2024, eight months after the initial report.
The vendor performed demolition without legally required asbestos testing. They permanently destroyed our radiant heating system, which cannot be replaced under current building codes. They left live electrical power connected to the damaged heating system for over four months, creating a fire hazard. They abandoned our unit with walls exposed to the studs, a dismantled kitchen, and flooring removed down to the cement.
Toxic black mold was subsequently discovered.
My wife is immunocompromised. She has experienced documented health impacts requiring ongoing medical treatment as a direct result of prolonged exposure to these conditions. The estimated cost to restore our unit is nearly $50,000. This matter remains unresolved. We are still living with the consequences of their negligence.
MISAPPLIED PAYMENT
After Associa NNJ was terminated, they cashed my check for almost $3,000 that should have been transferred to the new property management company. They acknowledged in writing that the funds were "misapplied to another account by mistake."
Despite numerous phone calls, multiple emails, and an in-person visit to their office, their Client Accounting Specialist and Director of Client Accounting failed to return the funds. They cited "board queues" and "internal approval processes" as justification for the continued delay.
They only paid after being served with a demand letter from our attorneys.
To be clear: this company left us with a fire hazard, toxic mold, documented health impacts, a demolished unit, and then attempted to keep our money. Avoid this company.
