First off the ladies in the leasing office are great! Very friendly and always do what they can to help. Our issues have nothing to do with them and everything to do with Garden Communities and how they set their apartments up. This is definitely our last apartment complex through them. We knew moving into a brand new apartment was risky, but just wanted to share some things that we didn’t know about the complex that might have changed our decision to move here.
1. You can very much hear your upstairs neighbors, even them walking around is easily heard. Not their fault, even when we walk through our own apartment it sounds loud. The floors I think have a gap or something because you can feel it dip in certain areas. But still very loud, our dog is constantly barking because he hears nearby sounds and we didn’t have that issue before.
2. The layout of the building is extremely confusing, and certain areas are not easily accessible. Example the trash room, you can only get to them through the garage and only on one side of the building. Which happens to be the exact opposite side of where we live so taking out the trash is a little more of a hassle now.
3. Deliveries have not been easy whatsoever, which includes my second point. Amazon drivers have had a difficult time getting to our apartment, especially because fob access is required at like literally every door, and there is no door man to help guide them. Extra signs around the building would be nice to help direct. Even finding the leasing office is not an easy task. Deliveries to the mail room have not been an issue, but certain packages we would like delivered to our door. As well as groceries, uber eats, etc.
4. The Aquila apartments across the street are low income housing apartments. We haven’t had any issues, but other nearby residents have had some complaints. I do see a lot of cigarette butts on the ground near the apartments when I walk my dog however. Just something we wish we knew before moving in.
5. Amenities like the pool and gym were supposed to be finished end of February/march. Now, after moving in, time frame has changed to April/May.
6. I know the building is still under construction, but we are weary that certain areas won’t be as nice as marketed. We don’t see construction workers here often, and not much has changed since we toured the apartment. They should have focused on completing the first apartment building before starting on the second.
7. Dishwasher sucks, takes 4 hours to clean dishes and doesn’t properly dry them. Was not expecting this with new appliances.
8. After moving in and further inspection we have noticed areas of the carpets in the bedrooms that have not been done properly. Our shelves were also dirty so had to be cleaned before putting dishes away. Windows have paint on them. And some areas of the walls are dinged up.
We love the aesthetic of our unit and how spacious it is, as well as the tucked away location. However everything else I’ve listed has already made us regret our decision.
Every time I spoke with Augusta, she was thorough, professional, and very welcoming. Although there were a few communication hiccups with other staff, she always reassured me and made sure my questions were clearly answered. I would give her a 10 out of 10 for customer service.
I also give Greg from maintenance a 10 out of 10. He is professional, kind, and understanding with every work order. He consistently follows up to make sure the work is completed properly and that we’re satisfied, and he checks to see if anything else is needed. He always makes sure the job gets done, and I truly appreciate him for that.

Moving to the Gardens at 3Roots has been a positive experience, especially since we've had Paisley help guide us every step of the way. Paisley is very welcoming, has smile on her face, and answers all our questions with clarity. She exemplifies the type of person you want to work with when moving to a new location.
There are a few things that we've noticed that could use fixing/checking up on, and Greg the maintenance manager is doing a fantastic job on making sure that our concerns are being addressed. Greg is respectful and prompt when an issue arises and he explains the situation in a matter that makes us feel at ease.
Both Paisley and Greg have made the moving experience very positive and we look forward to continue working with them here in the Garden at 3Roots.
Renting is new to me, downsizing, and Paisley has been great at answering all my questions and facetiming my new apartment and working with an out of state move. So excited to move in. Wonderful group of people!
I spoke with Olivia and she was amazing in helping answer my questions expertly and giving great ideas when i called on a friday afternoon. Fantastic customer service and definitely a model employee.
Also, I recently visited Garden at 3 roots and had a great tour, courtesy of Paisley, who is equally awesome! :) Although the team was only showing the leasing office (which is actually the 2B 2Bath floor plan), I still got a good feel for the complex!
Overall, this is a promising new build in a good community.
