As an HOA board member, I am so grateful for having Nicole Cummings as our community association manager. Being on the board for over five years, our HOA had four community managers over that span of time. I have to say Nicole is our most favorite. She is very knowledgeable, dependable, efficient, approachable and very dedicated and served our needs with unwavering passion. I am so happy and grateful to have a manager of such caliber. They have been extremely disappointing to work with. During a recent emergency, I followed their hotline process exactly, yet they failed to respond appropriately, ignored my explanations, and never returned promised calls. Their communication was dismissive and unprofessional, and they even gave false information instead of taking responsibility.
Because of their delays, I was forced to hire my own contractors at additional expense. This company shows little accountability and cannot be relied upon in urgent situations. I would not recommend them to any community seeking competent management.

Poor communication: The NN
Jaeschke San Diego branch is slow or unresponsive to calls or emails, and fail to address Encinitas Villa tenant concerns promptly. Meeting notices, agendas and other required communication are not posted on the property in a timely and consistent manner.
Hidden fees: This company lures you in with low advertised fees, then surprises you with additional charges for essential services like HOA documents, meeting minutes and other owner and buyer transaction fees.
Neglecting property maintenance: Failure to address repairs, maintain landscaping, and deal with homeowner and tenant complaints about property conditions.
I highly recommend against using NN
Jaeschke a property management company.
UPDATE: I followed up on the management request below to contact them directly by email. No meaningful response, typical nonsense.

*update* I was told my request had been approved back in April, but there had been no follow up (for over 3 months). Nice to finally get this resolved and have the funds returned. If I was not persistent in chasing this down, they would have sat on this until it became forgotten about. This took multiple phone calls, emails, and 3 in-person visits to their office to finally get addressed.
Had a mainline issue outside of our unit. Was told that the HOA association had to be the one to make the call for the plumber. The team from N.N Jaeschke ignored our requests for 3 days (phone calls, emails, Town Square App request) so I took it on my self and footed the bill for an after hours call so we could utilize our water again. We reduced usage immensely for 3 days (showers, laundry, flushing toilets) and it was getting out of hand. This was March of 2025.
I immediately filed a request for reimbursement using their instructions, and used the approved plumbing service as instructed.
It is now approaching August of 2025. Almost 5 months in - I have been ghosted on multiple email follow ups, phone calls and now in person visits to their office on Waples. Just to get a an answer on the reimbursement request. No follow up, no replies - zip. Nothing at all from them other than "case has been made".
At this stage it is no longer about the reimbursement. They are showing an utter lack of care and customer service for residents of their managed community who pay their HOA fees every month.

The roof of my patio was torn off almost 2 years ago by a contractor NNJ hired on behalf of my HOA. The pic is posted here of my patio roof; it’s been like that for almost 2 years. Because the electrical wires and light fixture are exposed, the patio light has been flickering for almost two years.
Also, I called them 2 days ago to report a clog in the sewage drain pipe that’s the HOA’s responsibility to fix, supposedly my issue was entered as “high priority.” The call center rep had a terrible attitude when I called to check on the status.
Update: they finally got back to me 3 full days after having reported a backed up kitchen sink that was supposedly flagged as “high priority,” and resolved the problem the next afternoon. It has been about a month since they left the response below saying they would “look into” the ceiling of my patio (still looks exactly as it does in that pic, wires are still exposed on the light and it still flickers which is a danger to me and my guests). Also including a pic of a broken umbrella on the community pool patio. For the ridiculous amount owners pay the HOA per month we should have all new, luxury patio furniture. These ppl can’t even be bothered to replace an umbrella that prob costs 50 bucks.
NNJ still hasn’t addressed my 2 years of dangerous, exposed wiring and lack of a patio ceiling even tho a rep commented here that they would. Meanwhile, they found time/effort to work on an esthetic project in the unit next store.
This is the WORST property mgmt company. It’s unfortunate that my HOA decided to contract with this company to manage my communities HOA.
