Associa NNJ's management of our HOA was so deficient that the board terminated their contract and transferred to another property management company effective July 1, 2025. My wife and I are still dealing with the consequences of their failures.
WATER DAMAGE AND MOLD
In November 2023, we reported a water leak in our ceiling to Associa NNJ. Despite multiple attempts to contact their Community Manager over the following months, the issue went unaddressed. Their vendor did not arrive until July 2024, eight months after the initial report.
The vendor performed demolition without legally required asbestos testing. They permanently destroyed our radiant heating system, which cannot be replaced under current building codes. They left live electrical power connected to the damaged heating system for over four months, creating a fire hazard. They abandoned our unit with walls exposed to the studs, a dismantled kitchen, and flooring removed down to the cement.
Toxic black mold was subsequently discovered.
My wife is immunocompromised. She has experienced documented health impacts requiring ongoing medical treatment as a direct result of prolonged exposure to these conditions. The estimated cost to restore our unit is nearly $50,000. This matter remains unresolved. We are still living with the consequences of their negligence.
MISAPPLIED PAYMENT
After Associa NNJ was terminated, they cashed my check for almost $3,000 that should have been transferred to the new property management company. They acknowledged in writing that the funds were "misapplied to another account by mistake."
Despite numerous phone calls, multiple emails, and an in-person visit to their office, their Client Accounting Specialist and Director of Client Accounting failed to return the funds. They cited "board queues" and "internal approval processes" as justification for the continued delay.
They only paid after being served with a demand letter from our attorneys.
To be clear: this company left us with a fire hazard, toxic mold, documented health impacts, a demolished unit, and then attempted to keep our money. Avoid this company.

⭐☆☆☆☆ | Very Dissatisfied with Associa / N.N. Jaeschke
I am extremely disappointed with Associa and the management provided by N.N. Jaeschke. Our HOA dues are being increased to $445 per month starting in 2026, which is an excessive and unjustified increase. I am not aware of any comparable HOA in San Diego experiencing an increase anywhere near this amount.
Our community services are very limited, primarily consisting of basic landscaping. At this rate, the HOA will collect approximately $160,200 per year, yet there has been no clear, transparent explanation of where this money is being allocated. The value provided does not come close to justifying these costs.
Communication and financial transparency have been poor, and residents have not been given reasonable justification for such a significant increase. Based on the services received, monthly dues should be closer to $250, not $445.
Due to the lack of accountability and value, I do not have confidence in this management company and would strongly support replacing Associa with a more responsible and transparent HOA management firm.
I would not recommend this company to communities seeking fair pricing, transparency, and effective management.
As an HOA board member, I am so grateful for having Nicole Cummings as our community association manager. Being on the board for over five years, our HOA had four community managers over that span of time. I have to say Nicole is our most favorite. She is very knowledgeable, dependable, efficient, approachable and very dedicated and served our needs with unwavering passion. I am so happy and grateful to have a manager of such caliber. They have been extremely disappointing to work with. During a recent emergency, I followed their hotline process exactly, yet they failed to respond appropriately, ignored my explanations, and never returned promised calls. Their communication was dismissive and unprofessional, and they even gave false information instead of taking responsibility.
Because of their delays, I was forced to hire my own contractors at additional expense. This company shows little accountability and cannot be relied upon in urgent situations. I would not recommend them to any community seeking competent management.

Poor communication: The NN
Jaeschke San Diego branch is slow or unresponsive to calls or emails, and fail to address Encinitas Villa tenant concerns promptly. Meeting notices, agendas and other required communication are not posted on the property in a timely and consistent manner.
Hidden fees: This company lures you in with low advertised fees, then surprises you with additional charges for essential services like HOA documents, meeting minutes and other owner and buyer transaction fees.
Neglecting property maintenance: Failure to address repairs, maintain landscaping, and deal with homeowner and tenant complaints about property conditions.
I highly recommend against using NN
Jaeschke a property management company.
