    We would strongly caution anyone considering leasing at Zeta Luxury Apartments. The property advertised six weeks free rent plus $1,000, but the rent calculation provided to us was incorrect and had to be revised after we questioned it. We were then charged seven days of prorated rent (Feb 24–March 2), even though our lease officially began March 1. Initially, we were told we would only be responsible for four days (Feb 24–27). This was changed after we paid the holding deposit, leaving us with no realistic ability to withdraw. When we entered the unit on Feb 24, it was not move-in ready. The carpet had visible stains, the floors and stove were dirty, and the washer/dryer contained what appeared to be pet hair. We both have pet allergies and experienced symptoms immediately. The unit was not safe for us to occupy. Despite this, our request to cancel the lease was denied. There were also clear construction concerns, including baseboards that were not properly secured and appeared to be attached with tape. Management claimed the carpet had been cleaned, but its condition did not reflect that. We were also told the previous tenant did not have pets, which directly contradicts the visible pet hair. On Feb 27, we were told the unit was ready and that rent charged for Feb 24–27 would be credited back. We initially requested written confirmation and did not receive it. We later did receive written confirmation; however, it was conditioned on signing a General Release waiving our legal rights. We refused, as we should not be required to give up legal rights to receive a refund of our own money, which led us to escalate the issue to the regional manager. We then spoke with regional management, who acknowledged that the $220 being offered was our own money and should not have been presented as a concession. However, shortly after, the regional manager sent an email referring to this same amount as “goodwill” and stated we would only receive it if we signed a General Release waiving all legal claims and agreeing not to leave a negative review. We declined. Requiring tenants to waive legal rights in order to receive a refund of their own money is unacceptable. The inconsistent statements between on-site and regional management further demonstrate a lack of transparency and professionalism. Prospective renters should: • Tour the exact unit—not a model • Get all pricing and concessions in writing • Avoid relying on verbal assurances • Inspect the unit thoroughly before signing anything • Keep documentation of all interactions Based on this experience, we cannot recommend this property. We are pursuing this matter through small claims court and will also be reporting it to appropriate housing and consumer protection agencies.

    We had such a great experience touring this community, and I have to give a huge shoutout to Angie! We came in for a same-day tour, and she was incredibly accommodating from the start. Angie was warm, professional, and genuinely welcoming, it never felt rushed or transactional. She took her time walking us through the property, answering all of our questions, and making sure we felt comfortable every step of the way. Originally, we came in to tour a one-bedroom unit and she went above and beyond by showing us two different one-bedroom layouts so we could really compare our options. On top of that, she even took the time to show us a two-bedroom unit last minute, which we really appreciated. That extra effort made a big difference in helping us visualize what would work best for us. The property itself is very well kept and clearly well managed. Everything from the grounds to the common areas was clean, organized, and inviting.

    I can’t say enough great things about this community! The staff is absolutely amazing, friendly, responsive, and always willing to go the extra mile to help residents feel at home. You can truly see how hard the team works every day to keep the property clean, well-maintained, and welcoming. Their dedication really shows, and it makes a huge difference in the overall living experience. I’m so grateful to be part of such a well-cared-for community. Highly recommend!

    I loved living at zeta. I was there for about two years, the leasing office is absolutely amazing. The ladies in there are professional, friendly, and a delightful group of ladies. The apartments are in a good area and you’re surrounded by everything! Here’s why I left with a bad taste in my mouth. The residents are rude and inconsiderate of peoples space and money. The dog park is unusable half the time because people don’t pick up after their dogs and the gym is always packed unless you go late in the night or early morning. You’re paying for mainly the space you lay your head which isn’t a bad thing how ever one of the mains reasons I left. Secondly, they get you on move out fees. I have a dog (an esa animal) but I was charged for dog fur, at that point they could just charge me for the pet deposit, the dishwasher always had issues but was only drained but the original problem wasn’t fixed so it had a lot of build up. It was pretty gross I could admit that! Regardless I still would have been charged but the initial problem was never fixed. I left the apartment as clean as I could with my work schedule in the military. Was it perfect? No, but they would have charged me regardless and I even asked leasing about cleaning fees too. They (maintenance) basically called me the dirtiest thing they’ve ever seen. I felt like I was punished for living there. Again, the leasing agents are so sweet but after management changed I felt like I had to leave. I do wish I did an inspection tour but I spent days cleaning and I can be honest and say something’s I could have done a better job at cleaning. But now I’m being charged close to $800 (plus the deposit) for just cleaning. I’ll put some pictures of my “filthy” apartment!
