    I am extremely dissatisfied with my experience at this property. It has now been 49 days, and I have still not received my $453 security deposit. Regardless of the amount, this is money I worked hard for and am legally entitled to receive. When I submitted my notice to vacate, there appeared to be a lack of communication within management, as they were unaware of my notice despite my direct communication. My move-out was the result of a serious incident involving another resident that escalated into a domestic violence situation. For the safety of myself and my children, I made the decision to leave the property immediately. Under California law, tenants who relocate due to domestic violence are not responsible for lease-breaking penalties or related fees. However, I was informed in writing that my deposit return was being impacted due to a prior concession, which contradicts my legal protections. Additionally, management failed to provide an itemized statement or deposit return within the legally required 21-day timeframe. I did not receive any communication regarding my deposit until well after that deadline had passed. I am currently working with a housing advocate and pursuing legal action against the property management company to recover my deposit and any applicable damages. Beyond this issue, I would caution prospective tenants to carefully consider their decision. While rent may appear affordable, additional utility costs can be significant. There are also ongoing concerns about cleanliness and pest issues within the units. Furthermore, management turnover and lack of responsiveness have made communication and resolution of issues difficult. The only positive aspect of my experience has been assistance from one staff member, Nicole, who has been helpful and responsive. Overall, my experience has been stressful and disappointing, and I hope others are better informed before making a decision to live here

    Please refrain from moving here no matter how desperate you are. i have lived here since July and it has been nothing but a mess living here!!! from two months in my whole bathroom ceiling caving in with no COMPENSATION I COULDNT USE MY RESTROOM OR ROOMS FOR 3 WEEKS AND THEY DIDNT REFUND ME NOTHING. WE CAN BARELY GET MAINTENANCE IN TO FIX ANYTHING THEY IGNORE ALL MAINTENANCE REQUESTS IF ITS DEEMED NOT IMPORTANT IN THEIR EYES!! BEEN THROUGH SO MANY STAFF AND MANAGEMENT WE DONT EVEN KNOW WHO WORKS IN THE OFFICE IF YOU MENTION ANYTHING TO THEM THEY STOP RESPONDING!! MY UTILITIES ARE SO HIGH AND GO UP SO MUCH IT CAN NOT BE LEGAL!! MY UTILITY BILL FOR THIS MONTH IS $600 HOW!!! THE FRONT OFFICE SAID APARTMENT REPAIRS HOW IS THAT TENANTS BILL?? HOW IS THIS LEGAL? PLS OTHER TENANTS SPEAK UP AND LETS GET THIS COMPLEX RIGHT

    I moved into Waverly Flats end of November. Despite the change in management and feeling like the process wasn’t in my favor, I have no complaints so far with anything. Outside of the trashbin looking crazy every week and the water pressure not being the best, Mesha, Nicole, Sabrina, Brain and the other maintenance man ( sorry I forgot his name) have been truly so gracious when it comes to requesting maintenance to check out my unit. I’m not the type of person to be bothering if it’s not a dire need but when I do make those calls I’m followed up with or assured it will get done. For my very first place I am pleased to be here. I would most certainly recommend to apply. My experience has been lovely me and my baby doggy love it here 🥰 Thanks for the gift card as well 😘

However; This isn't enough payment for us to Welcome 2026 with💧merely a trickle of water🤦🏾‍♀️ We just wish our Hot Water Pressure💧would flow for a decent 🚿SHOWER or BATH🛁C'mon😮‍💨😒🙄🫩 ALSO; Our downstairs half-bathroom has BEEN COMPLETED almost a MONTH ago - yet maintenance has YET to finish with the paint etc. WOW! UnBelievable😮‍💨 WE FEEL LIKE Y'ALL JUST DON'T LIKE/WANT US HERE! Avenue5's employees [Chance & Lisa] were horrible Representations of the property. Thank goodness for the Greystar merger! SMOOTH SAILING Friendly & helpful office staff and Drè the Masterful Maintenance Man is ☆Holding Down☆ both Waverly Flats Apartment Homes & Sixy58 Townhomes, He really makes sure he listens to the issues and if he can't fix it, he'll seek assistance from his manager instead of ignoring the ticket. My Family are renewing The lease, so that should tell you that this property, along with management and maintenance is good! It is old, but it is spacious. (AFTER NEIGHBORS WERE EVICTED THERE HADN'T BEEN ANY BUGS or rats, there have been issues with plumbing due to a horrible tragic fire JANUARY of this year, but GREYSTAR has been diligently working to resolve the issue. Along with fixing both properties (slowly but surely). So Would I recommend moving here? Of course...YES!, We moved here from Homecoming in Natomas, if you're on a budget NOW is the time to apply, applying through Greystar is accommodating; quiet and real neighborly.     Took a tour and the apartments were great, well maintained and secure. The staff has been super responsive and friendly too!
