DO NOT RENT FROM MONTECITO VILLAS
I lived here for a year, always paid rent on time, and treated the apartment with care. But after moving out, they charged me nearly $3,000 even after keeping my full $1,100 security deposit.
I was shocked to see charges for March and April rent (over $1,200) even though I had already moved out in May. They also charged for a full repaint and carpet replacement, despite only minor wear and tear — which California law considers normal and not chargeable.
On top of that, they added $364 in utilities, cleaning fees, and late fees with zero clear breakdown or documentation.
I tried to work with management to understand or dispute these charges, but they were unresponsive and unprofessional.
This feels like a scam to take advantage of tenants during move-out.
If you're thinking of renting here — save yourself the stress and avoid Montecito Villas.
