1801L Apartments is priced like it’s a new luxury building, but it simply isn’t one. If you’ve lived in better buildings, the differences are obvious.
I didn’t have time to do much research before signing a lease with 1801L. I’ve done a lot of research since then, and I’m shocked at what this building charges for what it offers. For the same rent or less you’ll have many other options in Midtown that are significantly nicer, newer, bigger, and offer much better amenities.
Additional reasons paying this much for 1801L can’t be justified:
- No package room. Packages are routinely left in the city garage downstairs and sometimes even on the sidewalk
- Cockroaches in my kitchen
- No private/gated parking garage. There is only street-parking or parking in the city garage downstairs, which costs $200/month, and issues tickets for minor violations
- Elevator was out for four months
- Old low-quality finishes (cabinets, showers, windows, appliances, etc)
- Washer and dryer not full size; small refrigerator
- Old windows with poor sound insulation
- Known noise issues for street-facing units; namely from loud cars and motorcycles that persistently rev engines outside the building; particularly bad on weekends, often until 3 AM
- Units facing 19th Street overlook a dumpster-filled parking lot; people constantly “active” in the dumpsters
- Gym is very ratchet
- My unit stopped receiving internet for a month
- Trash is heavily micromanaged. Residents can only put out a kitchen bin and cardboard during a narrow evening window. Anything else requires a maintenance request. $35/month fee for this inconvenience
Bottom Line: 1801L charges luxury prices for an old building that lacks luxuries. This building may work for some people, but at this price point it is not competitive with newer buildings. If you are apartment hunting in Midtown Sacramento, you will simply get more for your money elsewhere.

Great experience so far. Eli gave a wonderful tour and helped me thoughtfully weigh the pros and cons of different apartments, including how I could best use an atypical space. He had good recommendations that ultimately changed which apartment I applied for and has made the transition to apartment living much smoother, especially with a training a new, puppy. I’ve also really appreciated how responsive and helpful everyone has been during my first month here. Very happy with my choice.

Eli, Dean, and Chelsea are fantastic! I couldn’t decide on a floor plan and they walked me through multiple units, several times each. The whole process was smooth, and they went above and beyond to make me feel welcome.
When I moved out, I left the unit in immaculate condition. They tried to keep my entire deposit and charge an extra ~$194 in made up and bogus charges. This eventually got sent to COLLECTIONS which makes a huge drop in a credit score.
I had to fight this in order to get my full deposit back. I won because these parasitic property managers had no right to keep the deposit. They probably just do this hoping people will pay or forget.
Also worth mentioning that I found a homeless person sprawled out in the stairwell one day.
The way they bill you for certain utilities is also suspicious.
You’re paying for everyone else’s trash even if you’re out of town for an entire month.
