Hated paying to live at the apt, but the location was perfect. It was extremely expensive for what it’s worth (including location), there are much cheaper apts in the surrounding area. The studio I lived in would’ve been personally worth it if it was at least $200-$300 cheaper a month and the utilities weren’t ridiculous. I was paying $3100/month with base rent and apt utilities. That does not include PGE, wifi, etc. I very rarely had the Nest off of ECO mode. I was being charged at least $150/month for a studio apt. For reference, I’m now paying $50/month in a 1bd/1bath. People are constantly moving in/out of the apt daily (which personally I should’ve seen that as a “tell” that this isn’t a great place to live). There are many empty apts so if there’s not an apt you want rn in their system, I’m sure one will pop up extremely quickly, so wait for the cheapest option. They make you pay for a trash valet system that can reject your trash/recycling - I lived by the trash chute so I never used it anyway after I learned of the rules. I wish there was an option to opt out of that service. Also, idk if this is typical but I’ve never been charged this, they split your water fee into “hot water” and “cold water”. So you’re charged more on your water bill bc you have to pay for both of them. I’ve personally never had to pay for water that way in the Bay Area (or other US regions for that matter). Not the greatest walking area for dogs. There’s very little green space and if your dogs are reactive on leashes, it’s a lot of tight sidewalks with lots of dog owners walking around. Theres one dog park a couple blocks away that was great! Still no green space. Also The Yard is a mostly outdoor coffee shop that you can bring your dogs to that my dogs loved :) The location was great, however, the only reason I moved here so quickly was because I had to move out of my last apt ASAP for personal reasons and I have 2 dogs under my care. It was the first apt in Redwood City that I came across that could take my dogs in an area I felt safe. While I was in an urgent mindset, I truly regret living there and wish I had a calmer mindset and found a cheaper place in this general location. Again, not worth the price.

How can you say that you don’t discriminate. My mother is a recipient of a housing voucher due to her disability. You can’t impose that the voucher pay the full amount of $3500. The tenant has an obligation to pay at minimum 30%. This is the guidelines according to the HUD for SMCO. Unless your team is not familiar with the regulations a voucher for a 1 bedroom has never been in the $3500 range. Completely unacceptable and totally discriminatory. So what is the advantage for the residents of this area when you don’t even provide an opportunity for someone with limited income to be approved or qualify. I was totally disgusted by the woman that helped me.

Have definitely had a roller coaster of a time here, but the new management inherited a lot of issues and have been very communicative about what is going on at the property. The location is great, amenities are good, maintenance responds in a timely manner, and the staff is super friendly. Yes, packages get left where they aren't supposed to, but that is on the delivery people. Yes, the package room is a mess, but if people would pick up their packages in a timely fashion (I've seen things left in there for WEEKS), there would be no issue. There are normal issues that come with living in a large apartment building. This shouldn't be an issue, unless you have been living a spoiled life prior to moving here. Adjust your expectations accordingly & enjoy the property.

Best location. Great apartment. I love how the sun floods my room in the mornings, and our living room in the evenings. I love that I can walk to restaurants, Safeway, Cinemark, bookstores, take the Caltrain to SF, and stroll around downtown Redwood City with ease. Happy to call this place my home. Also, Em in the leasing office is a gem, she makes us want to stay here forever!
