I have been living at Sofi Apartments for approximately two and a half years.
From the beginning, the rent was higher compared to nearby apartment communities; however, I accepted it at the time. Now, my concern and frustration have significantly increased due to the substantial difference between my current rent and the pricing currently being offered for similar units within the same community.
There are currently multiple vacant units available, and new residents are being offered one month free on a 13-month lease. The advertised rates for comparable one-bedroom units range between $2,078 and $2,153, which brings the effective monthly cost to approximately $1,900 after the concession. In contrast, my one-bedroom rent is $2,590. Including water and sewer charges — which were not clearly disclosed as mandatory separate charges in my lease — my total monthly payment is approximately $2,700.
Additionally, my rent is even higher than some two-bedroom units currently available in the same community. This significant pricing discrepancy for comparable or larger units has placed considerable financial pressure on me and caused ongoing stress.
A few months ago, when renewing my lease for the third year, I raised concerns about the high rent. However, due to limited time before the lease expiration and the difficulty of relocating on short notice, I had no practical option but to renew. With the current pricing structure, this situation has now become extremely unfair and difficult to manage.
Furthermore, I have been informed that if I choose to vacate the unit before the end of my lease term, I would be required to pay a penalty equivalent to two months’ rent, which adds additional financial burden to an already challenging situation.

Toured the property today and it was honestly a very disappointing experience. The whole property feels really depressing and looks very dirty/unkept. Our tour guide had an attitude and didn’t seem like she genuinely cared about the tour. We toured the 2 bedroom unit, which had so many problems I can’t even type them all out. 2 of the 6 bathroom light bulbs were out, and the other 4 were all different colors. There was rust and mildew built up all over the bathroom mirror. I asked her if this is how the apartment would be if we were to move in, and she said “yes” while looking right at all the broken/mismatched lightbulbs, lol. All the balconies are dirty and filled with spider webs and people’s random belongings that they like to keep on display. The floors in the living room were creaking badly as well.
I would not recommend living at Sofi Poway. I have lived in a total of 4 different apt complexes/bldgs in SD & living at Sofi Poway was by far the worst of all of them.
From the beginning mgmt seemed somewhat disorganized. When I moved in & asked the leasing agent where my mailbox was located, she didn’t know & basically told me to wander around & look for it. Another example is the lack of transparency around some of the fees. During my apt tour I specifically asked about parking fees & was told there weren’t any unless you had 3 or more cars (I don’t). However, when the Offer to Lease was sent it included a parking fee. I was also charged a monthly renters insurance fee the first couple of months which was never disclosed, & despite the fact I had my own policy from Day 1 & uploaded it to the resident portal as prompted when completing the application paperwork. Sofi Poway refused to refund the fees even though I had provided proof I had the required coverage. The Offer to Lease mentions uploading your policy to ePremium but no one in the mgmt office ever provided me w/ any info about how or where to do that. I guess they just expected new residents to figure it out on their own (kind of like my mailbox experience). I guess I was supposed to Google it & hope I picked the correct site to upload my personal info to?
I had to repeatedly follow up for a couple of months to receive the advertised move-in special. It was eventually honored but only after a lot of chasing on my part.
Policy enforcement was also lacking. Mgmt has been allowing one of my neighbors to use a propane grill on their patio & inside their apt which is against both lease policy & CA Fire Code. This was alarming bc it’s a fire hazard & also ironic given that there was a fire in another bldg in the complex around Memorial Day 2025 that damaged 4 apts.
The non-smoking policy is not enforced even though they claim to be a non-smoking community. I reported a neighboring resident multiple times for smoking on his patio, in common areas & in the parking lot. He continued to do so w/out consequence. So I stopped complaining to mgmt about it since I realized it was a waste of my time & energy.
After moving out, Sofi Poway has failed to return my security deposit within the 21 day timeframe required by CA law. It has now been well over 21 days since I moved out. My inquiry about it has been ignored/gone unanswered as of this review writing. So yet another thing I will need to chase them down about.
The apts themselves are old & cheaply constructed. There is virtually no sound insulation. Shared walls are extremely thin. I could hear my neighbors as if they were inside my apt. The residents next door seemed to be running a small daycare which made working from home difficult due to frequent crying, screeching, & banging on the shared wall by the young children in their care. The floor/ceiling between 1st & 2nd floor apts is also thin despite the 2nd floor apts having carpet. Be prepared to hear every step from the unit above if you live on the 1st floor.
The units are very basic: cheap dishwasher, no microwave, no sink sprayer, no in-unit washer/dryer for 1 & 2 bed units & the wall-mounted AC unit only cools the immediate area in front of it. The brown kitchen cabinets & counters are outdated & ugly.
Another downside is Sofi Poway is far from I-15. If you need quick or convenient freeway access then I would look elsewhere.
Many residents do not clean up after their dog despite there being free bags available throughout the complex. Sofi Poway does have an enclosed dog run onsite and it seems to be a popular place for the people that don’t clean up after their pets.
Most of the 5 star reviews they have are from residents rating their experience with their maintenance request being completed. The maintenance staff is great. Nothing else abt Sofi Poway is 5 star.
